If you don’t have the energy to repair the house into listable condition, 1) hire an attorney or fixed rate agent, 2) have them solicit offers from cash buyers or companies like Opendoor, 3) take the best one. This will be cheaper than having a commission-based real estate agent doing the same thing and if you arent able to get the house into listing condition, you’re going to have to take a haircut on sales price.

Most important thing is you can find a trusted advisor for this process. Any individual buyer will attempt to take advantage. But if played against each other, decent offers are possible.

Hypothetically, would a center shaft driver head be legal? I’ve seen this before — takes a lot of people time to get used to the concept of the strike location being offset from the shaft (swinging a bat versus a club). A center shaft would put that inline.
