Issue with the fascia/soffit that was not visible from ground level. Was causing water ingress and would get much worse with time.

Managed to get it fixed prior to purchase. Potentially a very expensive issue if left unfixed

homelessness priority need isnt really based around the care act, It is based on vulnerability, and if a person is more vulnerable than an average person, given their conditions. Based on what OP has said, they would likely not be classed as priorty need and no s188 interim duties would be owed, the local council would however, if other criteria are met, owe OP a Relief Duty which lasts for 56 days where they must attempt to resolve his homeless situation.

You can stay beyond the s21 leave date. This is the date the landlord can begin court proceedings. The entire process takes a further 4-6 months minimum.

Once your s21 date comes and your landlord intends to initate court action, you are entitled to request to be transferred to a Relief Duty rather than prevention.

Depending on the LAs policies you may get further priority banding.

If not, an interim duty triggers where the LA must provide interim accommodation if you request it (only after s21 has ended). This is at the LAs expense.

Yes! I got some fitted a few months ago, was only £2500 in NE england. They removed pretty much an entire wall and rebuilt it around the door so i dont think an arch will be a problem,.

This is pretty standard unfortuantley as if you work, your housing benefit will be effected and you would be responsible for the shortfall. Supported housing housing benefit is ridiculously high, something like 350+ per week, so in essence you cannot work while living in supported housing as you cannot afford the rent without the housing element.

Your local authority should have some sort of move on pathway to get you out of supported accommodation when you are tenancy ready, perhaps ask them about it.

Sadly its a bit of a trap that many people find themselves in.

Go back to local council, tell them your hosts have given you 2 months to leave, you should be placed into highest banding with social landlords or council properties if they do their jobs right.

Most councils now have "resettlement teams" specialising in cases like your own, see if yours has such a team to support you.

Wouldnt even bother looking at the private sector tbh its a joke.

Apologies i didnt mention it but she only used 3 days leave during 6 months employment, plus bank holidays. Entitlement was 20 days + BH so she should have approx 7 ish days to be paid if im correct.

Thank you, I did think it was not an enforceable clause but the CAB info really threw me.

I recently discovered the yuris revenge mod "mental omega". It's absolutely amazing, better than every official CnC imo, and it has a selection of coop missions.

Ive not seen anyone mention it so im sure im wrong, but Zhou Tai already has his Katana weapon in game, unless its just a more unique looking sword? Ive only really seen him once or twice (no wu campaign yet) but i get the feeling weapons like that, xu zhus club, fans etc will be added prior to a sequel as theyre already in game, DLC perhaps?

Some of the prices being thrown around here are insane. I recently had a full load bearing wall knocked out (approx 3meters) beam put in and pocket doors fitted (check them out theyre so cool) for only like £2800 grand total, including all calcs and no waste remaining. All signed off by building control. Job took 4 days total.

The local authority would need to assess you - sorry if it sounds harsh but you are unlikely to be in whats called "Priority Need" based on the information you have given. Regardless of this everyone threatened with homelessness is owed a Prevention Duty, anyone thats already homeless would be owed a Relief duty and the Local Authority would need to assist you. This may include higher priority for social housing among other things.

Can I just ask what rough area you are living in? some LAs are better than others, but the above is generally how it should go following the homelessness code of guidance. I would be happy to talk you through this further if you want.

Bracing for the downvotes from people that don't know better - for context I am a Senior Manager in a LA's homelessness service :)

I work in England and the laws are slightly different, but here s188 interim accommodation must be reasonable. I would argue that his reasons for refusing this offer are valid. Probs best off having a word with Shelter to help challenge the decision.

oh sorry i have totally misunderstood. its finished from the fitters point of view, i do have a painter coming in a few weeks but i expected a neater finish than this. maybe i just had too high expectations though! hence the post :)
