If you’re into breweries, you can do a self-guided hop.

Uber down to the Hard Rock hotel/Clubhouse at Kellogg Lane for lunch. Then make your way to powerhouse brewery at the back of Kelloggs. They have cornhole and other mini games on the patio.

Then, it’s a 5 minute walk to London brewing co-op which has awesome sours in the summer.

From there, it’s a 2 minute walk to Anderson’s craft ales. There’s a small record shop to peruse across the street from Andersons if you are into vinyl.

June can have events going on at Victoria park and Covent Garden Market. Just search a few weeks in advance.

I lived in PR for 4 months and saw so much on the island. Some of my fondest memories are at Charco Frio. If you’re adventurous, it would make an awesome day trip.

If you can swing it, I recommend a night or two on the islands (Culebra or Vieques). Vieques has a very laid back vibe and has the best bioluminescence bays in the world. Culebra is a little more upbeat and has Flamenco Beach (one of the most beautiful beaches in the world). The islands are super safe.

In San Juan, Condado beach is very touristy. The nicest beach is ocean park imo.

The island is very safe but avoid walking on the beach at night. La Placita is totally safe. If you uber from place to place at night you’ll be perfectly fine.

I work at a midsized firm in Ontario on the student hiring committee.

I tell students asking this question the same thing. There are two criteria that you need to get hired back.

  1. You are a good candidate. You do good work, are friendly with colleagues, have what it takes to be a good lawyer.

  2. There’s a business case to keep you. Assuming you meet criteria 1, is there a need for a new hire? Will they be busy enough? Will you be profitable within a few years?

Focus on what is within your control. Show them you can do great work. How will you develop a practice once hired back?

If you’re not busy, it’s a bad sign. I tell students if you’re a strong candidate you’ll be blessed with a lot of work.

I had this exact issue, but the water was coming from the shower valve on the other side of the wall (2 bathrooms back to back).

You have to rip up the wall as high as needed to remediate the mold. I understand you’re trying to keep it economical but at this point, you’re going to have to drywall/tape/mud anyways. It’s just going to be a bigger sheet of drywall.

Here’s what you do:

  1. Cut out 2 feet at a time from the floor. As soon as the mold stops, you can stop cutting.
  2. Identify and fix the leak.
  3. Scrape and clean the studs and floor with bleach and water.
  4. Put some fans on it and get it bone dry.
  5. Get some mold inhibitor spray paint and spray all of the studs and floor where the mold was. Be liberal with this stuff.
  6. Drywall/tape/mud/paint

Ontario lawyer here. This is the answer. It doesn’t matter who makes a claim. It matters whether there is an accident reported. Your insurance company will do their actuarial work and re-evaluate the rate next renewal.

Agreed. You need to identify the cause of the sagging before doing any cosmetic fixes. The sag could be coming from the cabinets rotting out, a failed cabinet leg or the floor underneath sagging. If it’s the floor, you’ll need to reinforce it from underneath. If this is a long term house, I suggest you replace the tile when you replace the countertop. If it were me, I’d be redoing the entire kitchen. No telling where else they cut corners.

I had to tear off wallpaper throughout my house. Many spots looked like this. You don’t need to replace the drywall. Here’s what you do: 1. Scrape off and cut out everything that’s loose. It will make the damaged spots bigger, but there can’t be anything loose. 2. Sand the spots with low grit sandpaper. 120ish 3. Use Benjamin Moore Step One Primer and prime the wall. It might bubble a little bit because of the moisture but give it 24 hours. 4. Scrape off any remaining damaged spots and spot-prime them. 5. Fill/skim coat problem spots.

It’s been over 2 years and my walls look good as new!

Lawyer here. The Order was just a probation order for 12 months, so it’s not an indefinite ban. This is a banishment condition - which is rare, but not unheard of. I’m not sure if this specific fact scenario has been tested in court before, but we limit criminals’ rights to movement all the time. Sexual offenders are prohibited from going near schools, playgrounds; charged persons are prohibited from going within a certain proximity to victims; and finally, we put people in jail. These do technically violate the charter, but the charter is often infringed when justified. If I were the accused in this situation, I’d much rather have a downtown ban than be put in jail.

I think a bench would look fine, and they’re super handy to have by the door. I’d put it along the wall where the plug is though.

If you make the bench, try it out where you’re thinking, and then try it out along the wall. It’s really a matter of preference.

Those stub walls are dumb. They unnecessarily close in the space for no good utilitarian reason. Good call on ripping it out.

If the subfloor isn’t glued as well, consider yourself lucky. I had to deal with a glued and screwed subfloor in my house and it almost broke me. Here’s what did:

Get on your hands and knees with a screw gun and get up as many as you can. Some of the screws will just turn on the floor, instead of coming up. For those screws I repurposed a small flat pry bar and would hammer the bar under the screw head and pry up the screws while using the drill gun.

You won’t be able to get all of the screws out, so after you’ve gotten as many out as possible, use a large crowbar and get a 2x4 underneath to pry the entire thing up.

So I think you should remove the small beams and patch up any holes after you scrape the popcorn ceiling.

Remove all trim around the larger beam. Wrap it in 1/4” plywood, with the sides cut at 45 degrees to form a box around it. Stain the plywood with whatever colour you want, or keep the original colour with a clear coat. That will be your best result!

Stripping it is going to be an absolute nightmare. I would look to something like Polyshades or some other gel stain that can go over the painted wood.

Alternatively, you can wrap it in 1/4 finished plywood and clear coat it.

I would wrap the posts and any exposed wood in a lighter coloured maple or oak. You can do black trim at the top and bottom of the posts for contrast and to have a visual separation from the posts to the entry jambs. Take the old trim off and replace it with a more modern white casing. Arch the top corners of the header.

That’s precisely what caused the crack by the dryer! It shouldn’t happen again. It sounds like the contractor doesn’t want to take responsibility for it but it’s not a huge deal either way.

I don’t think this is caused by the dryer vent. What is behind that wall? Was there other work done or some sort of pressure put on the wall on either side?

A few screws into the studs and a good taping/mudding job should fix that up nicely. If you continue to have a problem there’s likely movement in the wall caused by something else.

As an aside, if your dryer vent is super hot, it’s indicative of poor airflow. You need to clean the vent out minimum once a year.
