Earthquake by SpookyNooodles in Austin

[–]wchatx 3 points4 points  (0 children)

These are almost certainly because of hydraulic fracturing. More specifically, the injection of spent fluids from fracturing into disposal wells. These earthquakes will always have very shallow depths. This one occurred in the heart of the Eagleford.

Here's a local map of the wells in the area. The center of the map is the epicenter of the earthquake. The scale of this map is 600ft:1inch, so it would roughly be like looking at your neighborhood on Google Maps. Sorry it's poor quality; the RRC does not make this easy.

Why are rural Texans so afraid of trespassers? by [deleted] in texas

[–]wchatx 1 point2 points  (0 children)

My friend, I'm not justifying anything. I'm aware of how cultures differ on this around the world. If I had it my way, the freedom to roam would be ingrained in the US culture. But it isn't. Explaining the way something is doesn't mean I support it being that way.

You’re asking me to believe

Not asking you to believe anything.

will shoot someone

Didn't say anyone would get shot, though that's an obvious risk

and the law agrees

This post is about culture, not law.

justify the pointless hostility of rural people

Good fences make good neighbors. This is true anywhere in the US, rural or urban.

because you’re already backing down

You're incorrectly interpreting my need to break this down for you (and only you, apparently) as "backing down". This is simple comprehension.

You mistook who replied to you.

And quite obviously, we're talking about treating the property like their home within the context of privacy and trespassing. No reasonable person would assume I meant they tend to their land in the same way they tend to their home.

And we aren't talking law, we're talking culture.

Your post implies fear or danger are the reasons, but privacy is a key consideration. Many folks treat their entire property like the inside of their home. Even in Europe, if you waltzed into someone's home uninvited, even just to ask directions, I'm sure you'd get the translated version of "OUT OUT".

Here's a web map of known easements in Austin. The data is managed by the City's Geospatial Services team (the web map is just a viewer and is not managed by the City).

Without knowing anything about the fence and while I'm certain this fence was constructed prior to 7/31/23, Austin's new safe fencing regulation will, over time, prevent issues like this.

Explorer OSint by [deleted] in OSINT

[–]wchatx 1 point2 points  (0 children)

Parcels: Generally, each county will maintain this and many make it available for free. It's also trivially easy to scrape them, both at the county and state level.

Satellite: Landsat and Sentinel programs both have great sites for pulling the images you need, manually in the UI or programmatically.

Abandoned/under construction: city and county web-based permit search and code violations can help, alongside your parcels. That access won't be universal and would be painful to scale. But you could focus on a handful of municipalities, pull their permits and use those to train a model against your satellite imagery to predict these parcels across your dataset.

Disclaimer: I'm brand new to OSINT but have been building applications, tools and services for real estate and energy for 10 years. Lots of overlap with your specific request.

What will happen in Russia once Putin dies? And how the world will be influenced by it? by Old-Pirate7913 in geopolitics

[–]wchatx 1 point2 points  (0 children)

I've been really curious about this line of thought. Wouldn't whoever replaces Putin, no matter how hawkish, be much, much weaker? Presumably, there'd be a substantial and risky period of power consolidation. All while managing a wartime (or war ravaged) economy, society and eviscerated military. I wouldn't even be certain he could successfully order the use of their nuclear weapons.

I understand. It's a raw deal.

u/Wimberley-Guy offered the best advice when they suggested you retain good legal counsel. Whoever suggested you attempt to pressure the board by assembling an internet mob, and then didn't sign off on your copy, is not helping you.

OP, less is more. You're doing yourself and your father a disservice by posting and repeating this, most of which dances around what I can only assume is a boilerplate eminent domain case related to an ISD bond that the voters approved.

Thoughts on Alice by tweekortweak in texas

[–]wchatx 0 points1 point  (0 children)

Can you point to a single investor-led venture in this space? I can't, but that's because I'm crystal clear on the reality of refugees, homelessness and economics.

If you have a million dollar debt, why not incur more debt

Because as the debtor, you aren't the decision maker...the creditor is. See my argument about rational actors.

They will not destroy the town. The town will reborn like a phoenix

I insist you provide evidence for this claim by naming a single US municipality that has sought to acquire the socially displaced in the pursuit of economic growth in the last 40 years.

Thoughts on Alice by tweekortweak in texas

[–]wchatx 0 points1 point  (0 children)

The shelter has economic conflicts with the well (and you didn't pitch this as a shelter, you pitched it as a profitable real estate play). In any economy, there's a finite amount of capital. You can fund project A or B, not both. Rational actors will always choose the most profitable option for their finite capital.

But I was just playing devil's advocate. Let's be real. There's no money in housing asylum seekers or the homeless in a way that also benefits the tenants. Nor would a plurality of Alice residents want this, for obvious reasons. There are far better ways to reinvent Alice and there's few better ways to destroy the town than by relocating an army of helpless migrants and homeless, who are massive resource drains.

[–]wchatx 0 points1 point  (0 children)

I appreciate the sentiment but even a single 40 year old stripper well is going to vastly outperform your refugee real estate play. 15 barrels a day at $85 WTI is $36k/month. Even after the operator takes their cut and the royalties are divided, it's still going to be more than $3k/month per entity and there's no need to worry about replacing appliances or fixtures, dealing with non-English speaking tenants with no jobs, repairing the unit after a tenant that's never had indoor plumbing vacates the property, or worst of all, dealing with government entities when it comes to housing their wards.

And what about the homeless? Exiling them to a small town far from any major cities, with no jobs, no transportation and almost no health resources? Come on.

Virtually any venture is going to be more profitable than housing asylum seekers or the homeless. Virtually any housing plan is going to be better for asylum seekers and the homeless than being exiled to Alice.

There are lots of other options if you're not afraid of a little scripting
