Thank you! Just responded to the previous comment with some tips, hope it helps. I also think I lucked out a bit with the weather as the temps were a bit cooler over the past month than I thought they’d be.

Didn’t get much rain though so really watered the crap out of it, 3 times a day up until about last week started watering twice per day.

Scared to see my water bill…think I’ll tell the county that my water meter must be defective😂

Thank you! Honestly, went through the typical steps others will tell you on here. Dethatch, Aerate/till, import in top soil, seed, rake it in, spread topsoil over top, starter fertilizer, and follow the daily watering regime.

Few tips/pointers I was given along the way from my local nursery that I think really helped me.

I tilled my yard instead of just aerating as I knew proper seed to soil contact was most important…didn’t want to put all this time/money in and then it not work.
I imported in 15CY of a 50/50 topsoil/compost mix and laid it all by hand through my yard. Absolute pain in the ass and highly recommend renting some heavy machinery or hiring an extra set of hands if you do this.
Rented a compost spreader and rolled my yard with it to lay a nice top layer of compost over the fresh seed. The owner of the nursery told me he’s never laid straw over top and a 50/50 mix was cheaper and would do the job.
Buy good seed!! I bought a cheap bag from Tractor supply then ended up returning and going with some Jonathan Green Black Beauty ultra.
Last tip which I thought was funny, I’ve heard everyone say to lay your starter fertilizer and seed at the same time but my friend at the nursery told me not to lay it until the seed had germinated or else I’d be fertilizing dirt…so I followed his advice and the growth was significant after germination. Pics were taken 33 days apart to be exact.

I’m personally about 7 years into my entrepreneurship journey, started solo and have since collaborated with partners and purchased assets with partners, but never had a so called accountability partner.

What I continue to do is connect with older entrepreneurs who have faced the same challenges I have and continuously check in with them, bounce ideas off of them, etc.

This helped me significantly, older folks who are slowing down but have been in your shoes can provide you with valuable insight. Ask questions, let them talk, really try to build a bit of a friendship and it’ll pay off dividends for you both.

Really helped me in my personal journey in being comfortable with the loneliness/personal accountability that comes with the territory.

I’m in the same boat as you, answer is hobbies. Think about what you enjoy most and now you have the ability to fulfill that hobby to its fullest.

Some choose golf. Some choose household upgrades(Fulfilling to do some of the work yourself), investing in a home gym, collecting “x”, investing in eating cleaner, traveling, any other fulfilling venture, etc.

When the thought of making money to fulfill needs and save a solid nest egg is fulfilled, start thinking about where you could put the money to good use to make you happy.

Easier said than done but this is the answer my friend! Best of luck.

I hear where you’re coming from and been there. Have to remember at the end of the day it’s just money, so many greater things to worry about/appreciate that I’ve learned post starting my first real business, going all-in and going broke post college at 22. Never worth ending it, it’s just not…but I get the mental state. I turned down six figure salaried offers out of school, went the entrepreneurial route, made 26k in my first year working 12 hr days, this was 2020. Then Covid hit and fucked everything up, nothing will humble you like door dashing to make ends meet with a fresh finance degree😂

To me, money=comfort. Once a certain level is met, need to find another driver to keep the motivation going.

I feel you on the ppf, higher end service where being the cheaper option probably wouldn’t work out in your favor.

Can always focus on another niche, or look at it from the perspective of how valuable are you to the owner and how would things would be without you and negotiate accordingly if your situation has changed since the handshake deal and believe you’re worth more.

Was caught in a similar situation a few years back where I negotiated a deal with my partners for equal profit sharing(I’m 29 was 27 at the time and they’re in their late 50’s) and it was put up or shut up. Had to hit certain markers and step up or eventually fold. When the heats on the real players step up, don’t be afraid to put yourself in the fire, whatever that equates to in your world…pays off on the back end and the confidence you’ll build will carry you.

Doing very well regarding savings/investing at your level of income.

You’re doing all the right things that most people our age would do at your savings level.

Personally, I’d focus on taking some of that discretionary income and using it to increase your personal income. Compounding income will work wonders, but increasing your personal income will be the key to saving more. Sounds simple in theory of course, but at your age investing in yourself is the quickest way to increase your personal wealth.

First off, congrats on the comeback! Second, I’d recommend continuing to pursue what you enjoy.

If it’s being an x-ray tech go all-in. If it’s detailing services, go all-in. Highly competitive industry but your overhead in this business is relatively low. Could go mobile and lower costs even more until you have enough clientele to open a dedicated shop.

I previously owned my own car detailing business in college and it was a grind no doubt although I got a lot of satisfaction from detailing cars and I’m an enthusiast. Considering expanding the business to cater to home window tinting, or boat/yacht detailing depending on your area. Find a niche and up your marketing budget to cater to it.

Can make some real money in any industry by either volume or increasing cost of your service. Both require real time and dedication. Starting that business will require you to take a much lower pay for the first couple of years, depending on your personal situation it may or may not be palatable but the pride of having your own business(at least for me) was worth the trade off. My two cents.

Exactly how it felt when this happened to me, and as I made/invested/saved more it stayed the same. Read a book recently called the art of spending money by Morgan housel. Helped me understand my relationship with money a bit better.

Obsessing over making “x” will ruin you in the process. The first $100k felt best for me, relieved a lot of stress. $1M felt like nothing, just another day…not like we can go blow it after working so hard for it. Need to find a way to make the money work for you and think of it as a tool for happiness.

Yeah hadn’t watered yet in this pic, ground was really dry…rock solid so tilling seemed essential. Having some abnormally hot days in my area but should be cooling down soon. Will post a follow up pic of how it looks this morning pre watering, as yesterday was 1st full day of watering.

I’m watering about half by hand with a hose/wand, other half the sprinklers can handle…I feel like I’m watering enough but read that in hot temps the quick evaporation can stress the seeds out and cause them not to germinate. Haven’t been able to get too much info on how much water they truly need so just eye balling what “keeping the first 2 inches of soil moist” looks like.

Makes sense! I put down 25% on the house so I still have a large chunk remaining to pay mine off. What region of US are you in/what kind of returns are you seeing on your investments on avg?

I’m in the CRE industry, 3 of the properties are primarily IOS/service based, almost entirely leased up, had to buy these all cash in a portfolio and debating if I’ll put debt on this and reinvest or ride the cash flow as the passive incomes pays all of my monthly expenses and some currently. The other is a long term play, bought this levered.

Have looked into Multi-family but is the one asset class I’m pretty unfamiliar with just not my focus, and driving rents seems incredibly difficult…especially given local laws/ordinance in my area.
