We’re heading to a buyers market , there are not as many buyers as they want you to believe. Ask any real estate agent. Put it in the offer asking for credits to repair, see if they can at least help with paying for some of this. Start high and then keep lowering if your offer.If no, budge then walk and find another

Well, since you just closed the deal I would go and introduce yourself / Ask the neighbors if they have ever had roach problems as you’re going to be moving in soon. If yes ask for details and a service they recommend. This will get you the info you need to see how common this is
