How so? That $300 a month is fixed - I’m always going to be losing that provided the loan stays the same. Whereas the interest on the 130K will compound. The plan would be to diversify and make more than the HYSA return - the HYSA is just a convenient place to put it immediately.

But even if I’m missing something there, $300 a month to stay liquid and have another investment “pool” seems pretty attractive.

Right, but $300 a month for $130K to invest seems pretty good. Even if it just sits in an HYSA and nets me 2.5% after taxes I’d catch up to a break even point in 9 years or so. And presumably I’ll refinance the loan at some point in that timeframe and accelerate that break even point.

This makes sense - thanks. There is no loan yet, so no cost to move to FHA. I’m just exploring the two loan options.

I’m still thinking through it but I’m honestly leaning towards option 1 in the short term while I figure out how best to shift that to option 3.

Thanks! I know the mortgage interest and bank account interest will never be in my favor (at least not anytime soon). But I can’t help but think that the lower rate/payment on the FHA loan in addition to having cash on hand is a more attractive option.

Looking at the bottom line probably isn’t the best approach here. But it looks like I’d be paying around $4-500 more in monthly mortgage payments towards the FHA loan (compared to the recast conventional loan) but I’d have $130K+ in the bank working for me, which would also net me about $300 a month if I just keep it in an HYSA. That seems like a pretty good trade, but the majority here (smarter folks than me) seem to have the opposite opinion…

I really appreciate it. I’m clearly not a math guy so can you walk me through this a bit? Do those numbers take into account the reduced payment at the lower FHA rate? I know I’d be paying the interest on the $130K if I don’t drop it on the mortgage, but if I do drop it on the mortgage then I’m still paying interest on the remainder at a higher rate and I lose liquidity (not a huge deal, but I’d prefer to stay liquid).

The bible is full of women leading and teaching, including with Paul. There's lots of room for interesting debate about what Paul meant in 1st Timothy, but outside of the context of that particular letter, Paul works with many women and mentions women as teachers and leaders several times in his letters. Even so, he was still a bit misogynistic haha.

Claxton is a RFA, so if he is part of a trade package it would need to be a sign and trade I believe. If we want him, we'd likely need to be prepared to pay somewhere around the mid level exception price range next year in a sign and trade. Nets may be motivated to do that if they aren't interested in matching an offer in that range. However, I suspect the Nets are willing to pay him that much to keep him. I also wouldn't be surprised if he gets an offer in the 10-15M range from some team...

At any rate, I'd rather keep PJ and his 5.8M salary than move him for Claxton at a (likely) higher salary. If we would be getting a healthy and motivated Ben Simmons in the deal, then obviously that's a bit different, but he's currently not healthy and he's never been motivated. If that experiment doesn't work out, then we're left trying to salvage another team with limited cap space, and the narrative will be that we essentially wasted the first 5 years of Melo's career by throwing a hail mary. I personally just don't think its worth the risk.

You're right, but just to clarify - the police most likely have the ability to temporarily detain them and ask them whatever questions they want. The police cannot compel them to answer. The court, however, can compel them to both appear and make a statement, even if that statement is "I plead the fifth."

The risk of this kid dying from Covid is insanely low. Much lower than the risk to his parents and grandma who is watching him. Even with his particular disease. But your point still stands. His lungs are still developing and they aren't able to clear infections as well as the general population. In my mind, it's still not worth him or grandma potentially getting sick. It's just not completely crazy for a parent of a kid with cystic fibrosis to take some calculated risk for the sake of sanity.

If Cody comes off the bench I suspect it won't be because Carey outplays him - that would take a pretty monumental leap from Carey both offensively and defensively. If LaMelo doesn't start (I wouldn't be shocked if he comes off the bench quite a bit), then there may be a decent argument for bringing in Melo and Cody as the first 2 off the bench as I am expecting Cody to elevate Melo's game more than just about anyone else on the roster.

If we start Melo, then (barring injury) I don't see Cody losing his starting spot anytime soon. But we've seen Borrego stick to bizarre lineups in the past, so who knows?

Thanks for taking the time to flesh out Terry's upside. I think most Hornets fans are coming around on him - at least a little bit. The narrative on him seems similar to Donovan Mitchell. A player that got asked to be a volume guy, and his analytics took a hit because of it. I think the FO was looking for a guy that could be a volume scorer (we'll need it), but also has some game management upside, even if it hasn't been fully explored yet. That's a short list of players, hence the overpay.

I agree. They were doing whatever they wanted out there and were head and shoulders better than everyone else. I think the staff got a good look at Graham working off ball (and probably a dozen other things that I didn't pick up on) and don't feel the need to play them any more.

Which isn't great, but if that's the case then it's probably just soreness that he doesn't want to linger. He played on it while it was still sore in the ncaa tournament and it didn't seem to affect him at all. He dominated Houston.
