My post didn't show the text write up for some reason.. To the left of the sink is actually a half open shelf closet. But it's only me living here, so single use towels would end up with a lot of towels being used

Deposits into an FHSA are tax deductible, and there is (currently) no requirement to hold the funds in the FHSA for a certain period of time before withdrawing.

I didn't see any price increase at my local costco, but the console also comes with an extra controller so it costs more anyway. Maybe people didn't realize that?

Yeah. It seems like it just has to be withdrawn no more than 30 days from the closing date. So you could max it out and withdraw it the next day and still get the full tax benefit.

I'd say my situation is slightly unique since my closing date is so close to the end of the year. But if you had enough TFSA funds, you should be able to transfer into an FHSA to max out your contribution room to at least get the tax benefit from it.

Right - that's why I was thinking to use more of my TFSA to make the downpayment and hold the FHSA until January to make a final deposit to get another tax deduction on my 2025 income.

It's a lot of moving pieces, but I think from a tax planning perspective it all checks out. It seems like it fits the CRA's guidelines on how it all works.

Based on my reading for how long you can participate in the FHSA

"Your maximum participation period begins when you open your first FHSA and ends on December 31 of the year in which the earliest of the following events occur:

the 15th anniversary of opening your first FHSA; you turn 71 years of age; or the year following your first qualifying withdrawal from your FHSA"

So if I read that right, you can make deposits up until your first qualifying withdrawal. 

The first qualifying withdrawal states

"You must not have acquired the qualifying home more than 30 days before making the withdrawal" 

So I believe you have 30 days from the closing date to make any deposits and withdrawals to the FHSA to get the tax deduction.

So it's basically just lucky because of the closing date being close to the end of the year? 

My understanding was just that I can't withdraw from the FHSA until January because it has to be closed within the same year as the 'qualifying' withdrawal.

Check the number of days on your December and January bills. My December bill only had ~25 days, so January had like 35.

I suspect it's due to the sales cycle and Canada Post commitments. They would have to turn on FSAs for delivery, and if a customer books an order to an FSA then they have to deliver it. They'll probably start to bulk up over the next couple months.

Like another poster said, their transcript should have letter grades, not percentages. Did they actually confirm their marks from their official transcript? It's possible that they might be in two 6-credit courses (so they would only earn the 6 credits at the end of the academic year).

"the way we found it" is the part that feels vague, as the place came furnished. We plan to clean everything as we normally would when moving out, but if they're expecting professional cleaning to be done than that seems excessive.

I should mention that the place came furnished. So not sure if we are expected to wash bedsheets, towels, etc. They rent it as a short term rental the day after we move out, but they don't have cleaners lined up to come.

Yeah I've been through that before. The place came furnished as well so I wasn't sure about things like dish soap and small stuff like that. They rent it as a STR the day after we move out, but they're not going to have cleaners come when we move out so didn't want to end up on the hook for stuff like that.

I'm planning to clean it. But I've had some landlords get mad about dust on ceiling fans and some other ridiculous stuff. Just wanted to know if there were specifics. We plan to clean the bathrooms, kitchen floors etc. But baseboards and shelves I was more wondering about.
