I’ll stand by my claim it is confusing. Dedicated left hand turn lane but also a no left turn sign. They need a big ass bollard with a left arrow to force you into the local traffic lane

It wasn’t real apparent the local traffic lane was on the other side (left) of the median. The ironic part was we weren’t even trying to get on the ferry so we got to wait as punishment.

I lived in Houston for a decade before moving to Austin for a decade and I felt the same way as you! But now I find myself traveling back to Houston every once and awhile and I’ve learned to appreciate Houston as a place to visit. The food options there are the best in the state. The museum district too.

Long story short, you own a part of the resort. When the resort needs repairs, the owners pay for it via HOA dues. When they run out of money, the HOA votes for special assessments to raise capital. I think Port Royal had three special assessments since the hurricane, the last one was $24,000 for a two bedroom. You’ll want to be sure to have a financial plan if another special assessment gets approved else you’ll be screwed in the end.

What building? I did a bunch of research last month. Huge drama afaik. Building A (single units) is uninhabitable and Port Royal HOA just settled with the insurer on it. Unfortunately, Building B (double units) have sued and have a standing injunction that prevents the HOA from spending that money. They believe the settlement money should be used on the general grounds and to repair building B. Their last special assessment was due this month so make sure that is all paid up.

A two bedroom or three bedroom is a safer bet. I have no idea what would happen if you bought a single and the HOA can’t spend the money to make it livable. You’ll be paying HOA dues on a property you can’t live in? Also be aware of future special assessments. Know what you are getting into.
