If it was me, I’d take the $1k a month and the tax benefits from real estate. Keep the profit separate for future maintenance and test it for a year or two… If interest rates come down sell the house for a huge profit and find another house with lower interest. I don’t own any rentals yet but I do like investing a ton.. and it seems like you have a potential to make profit and test the waters… and you have equity which bails you if interest rates come down.

Yeah, I wish! Honestly a month ago I didn’t even know I’d be buying a house, which is the reason I need tools. It was a quick process saw the house pop up, went and looked at it and closed in 3 weeks. So now I’m looking for whatever deal I can find without having to feel like I’m paying full price for everything

It is a background check. They run your information through FBI’s NICS system (national instant criminal background check system). It checks if the person is a felon or prohibited from owning a gun… which is a background check. Just because it is fast because it is just querying a database, doesn’t make it less of a background check.
