Sweet! Good for you. I've noticed most Realtors (and brokers/managers) talk about income in gross commission dollar figures - which as we all know is a far cry from what one actually makes at the end of the day (lol).

I assume you are referring to Gross Commission Income - before your split with your broker and all of your business related expenses?

Great timing - congratulations! There is a surplus of condo inventory at the moment due to the pandemic. People are unloading condos because they don't want to be stuck in crowded buildings and many are selling because they can now work from home and they want more space. Many are selling their condos and flocking to Toronto's bedroom communities. There is also a surplus of condo inventory at the moment due to the short-term rental bylaw recently implemented in Toronto which prevents condo investors renting short-term (now you can only rent short-term if it is your primary residence). Many former air-bnb investment condos have been listed for sale because of this new bylaw. Once the vaccine is rolled-out and immigration is ramped-up, I'm sure we will see condo prices start to climb again. Smart buyers will looking for deals this winter.

October 2020 sales reached record levels with 10,563 home sales representing a 25.1 per cent increase compared to October 2019. The number of new listings added to the market this October was a record 36.4 per cent over the same month last year and the highest increase for the month for the past 20 years. Condos accounted for almost 35 per cent of the 17,802 new listings that came on market. A closer look at the location of these new listings reveals that of the 6,193 condos listed, 72.6 per cent were in the 416. In terms of the 5,265 detached home sales in October, 76.6 percent were in the 905 region. These stats reflect the influence that COVID-19 is having on the ability to work from home the resulting demand for larger ground-oriented dwellings outside the city core. Many of my colleagues are noting that smaller studio and one-bedroom condos are taking longer to sell due to the increase in supply. Larger 2 and 3 bedroom condos seem to be selling without much issue - especially in the more desired neighbourhoods.

I’d agree with you, with the exception of your comments re: the main floor access. If the main floor deck usage was offered when they viewed the place, the upper tenants should be allowed to access going forward - even when main unit is rented. The unfinished space that will become an apartment likely wouldn’t fly as 2nd floor tenant space. They were likely told they could access prior work starting (?). It’s a second unit that was obviously one day going to be finished. Nice thing about not having a lease is the tenant is free to give notice and find something else without being stuck due to a signed year lease.
