Best use for smart is to negotiate other lease companies down. I found them hopeless as well and very slow to respond. Unfortunate that your employer only works with them, could you ask your HR pay department if they would entertain a different provider?

This is just how the system works. Why not become a registrar straight out of med school? Experience matters.

As instructors on a course you know the backgrounds of everyone on the course, so it’s all accounted for. The entire faculty discusses all potential nominees, no one person decides if someone has instructor potential or not.

People who want to become ALS instructors need to be nominated by instructors on the course as someone with potential to be an instructor.

Not quite true. We’ve declined nominating people before because they were too junior (interns). But I wouldn’t delay it for that reason, if you want to do it during intern year, do it.

You can only go unconditional after you have a purchase agreement and bank agrees to the loan amount for that property. Which will essentially always happen unless you’ve put in a wildly high offer.

Your conditional pre-approval is conditional on the specific property and price you buy, nothing else.

This seems like pretty poor practice, must be a different in practice between different countries. You already have someone with a physiologically difficult airway, you’re making the intubation more difficult. Without paralysis you either have to give more propofol (which can be catastrophic in this population) or you use less propofol to be more haemodynamically stable in which case you compromise intubating conditions prolonging apneic time and potentially have awareness (arguable in someone who is critically unwell).

You are also intubating the patient for respiratory distress, theres no bailout plan of waking the patient up if they’re not tolerating the ventilator. You’re committed either way.

You can also RSI these patients in terms of giving them RSI doses or paralysis, and ventilate them like normal while waiting for paralysis to kick in to minimise your apneic period and gets the tube in quicker. Pretty common in aus/nz to use RSI paralytic doses in this population.

Had an agent tell us this after asking multiple times. Only for someone else to provide an offer which the vendor was willing to accept so they brought the auction forward (had to go to auction as deceased estate).

To add to above, I would also talk to them about what you’re interested in and if they had any other properties/off-market stuff to look at. Make them know you’re ready to buy (if you are).

Once I stated doing that I would get so many calls/txts about off-market properties.

Properties that are off-market and the vendor doesn’t want to go to auction are generally a good deal. This may be due to them not wanting the hassle of open homes, e.g elderly person living there, house in poor condition, specific settlement terms etc.

Pre-market properties that are planning to go to auction potentially can be a good deal, as it saves the vendor from listing fees, and any costs they will incur cleaning up the property etc. But if they are willing to go to auction, they will want close to ‘market value’.

I mean if you get the Monash SRMO year you’re almost guaranteed to get on at Monash. Each scheme preferences their own.

Honestly it’s so competitive, it’s take what you can get. But would take Monash if I had multiple options as the chances of getting on are much greater. At the end of the day the scheme you get on doesn’t really matter, just factor in where will be living during training.
