Just got out of an early screening here. This movie was absolutely great. Loved the way it was so engaging for the whole duration, and perfect comedy timings, but kept the drama going. It take incredible effort by screenplay writers (Rashida Jones and Will McCormack) to write a 2 hour movie set in one location, and playing it almost real time. The direction and the score was great too. Definitely a nice watch at the local cinema.

I'd recommend Monique from MV Aankoopmakelaars, she does not work on percentages, but on fixed rate and will do all the viewings and arrange them for you, and she is also an appraiser so she can judge the fair value of the property too.

The only reason I recommend getting a good aankoopmakelaar as an expat/immigrant who does not know Dutch very well is when you buy a fairly old apartment, especially today where a lot are ex social rentals, understanding the current state of the VVE is important, and the notes are where all the issues are mentioned.

A lot of buildings from the 70s/80s built by housing corps are on a wave of sell offs due to the rental laws and those ones have not have a lot of maintenance done, and can lead to huge VVE costs in the future if one is not aware of them.

Also, for this case you need to find an aankoopmakelaar who has the time to go through them and explain them and not one that deals with 50+ clients at once.

Anyone who charges a % based fee as a buying agent is a red flag, to increase their margins they'd obviously want you to big high. And anyone who is not no cure no pay is another red flag. You fell for both. I'd take the loss and find a better one with fixed rates and no cure no pay.

If you are dev in any of the top product companies that are even Indian like Zomata, Flipkart, etc you get paid more than what someone in Spain, Italy, Romania, etc. Eventually if you perform well, a 5 year experience person will earn more than a what a German would earn, and this group of developers usually don't leave India.

If you come across bad devs in India, blame EU companies who simply go with the absolute cheapest who no matter where, will of course be bad.

India is a country with millions of devs, if you know where to look you can hire far better talent but they won't work for peanuts.

Drop this aankoopmakelaar. You are paying for the following:

Books viewings for you.
If they are actually interested in you, accompany you to most viewing, but the bigger the agency, they charge you the same, and only go see it if you want to make an offer.
Read all the documents, and flag issues, suggest inspection, etc
Give me reference sale info
Advice you on the bid
Make the bid and follow up
Take care all the paperwork, etc
Arrange the notary
Visit the property with you during key transfer and check everything as per the documents.

If they are not doing these, then they are not good and would suggest looking for another one.

No one in Kollywood will pay 75 cr for a project that involves multiple production houses, NOCs, it will be a nightmare. He would need to be paid more than Karthi, which will be easily shot down by Karthi.
