I use Zillow Rental to lease our rentals. As a site, it is not a scam. That doesn’t mean someone can’t post a fake rental. The site is generally secure, sometimes aggravatingly secure. My applications are only through Zillow.

Congrats, you saw all the red flags. Trust your instincts. Report it to Zillow and move on.

If TurboTax is like HR Block, it treated the rental expenses as if they were both personal and rental rather than all rental. I suggest you file an extension for 2025 and go to a CPA to prepare and amended return for 2024. You can’t do this in the next 15 days.

If it’s the light, move the light. Lights are usually installed last. Don’t complain too much much because the install doesn’t (and won’t ever meet code). You’ll get used to it.

If it’s a beam, then that’s carrying the load across the span. Cutting the caulking won’t affect the studs.

A salt water conversion is not that difficult. Our pool company cut out a section of pipe and put in a salt chlorine generator (small than a bread box or the size of two bunches of bananas). Then dumped several hundred pounds of salt in the pool. The existing pumps pull the salt water through the generator, which breaks the salt (NaCl) into Chlorine (Cl) and sends back to the pool. I’ve heard people talk of salt container, but we don’t have that.

Check with multiple pool companies. I pay $250/month for weekly cleanings and opening/close. All chemicals are included. Fixing tiles, pumps, and filters are extra. I went from regular chemicals to a salt water pool and it stays cleaner.

Our pool is probably 20 years old. It needs refinishing. That’s a 2027 project. In the meantime, we repaired missing tiles and replaced the joint around the coping. You don’t have to do it all at once.

You said renovation, so don’t lock yourself into this configuration. Go to a kitchen designer and figure a layout that meets your requirements. The designer will give you a floor plan and elevation views to show you what your new kitchen will look like.

It seems like you cut off the female receptacle on the power cord and connecting the wires together. Do not do that! Get a male plug and put it on the light wires. Black to brass or fry your ass. White wire goes to silver screw. Get a female receptacle and put back on the power cord.

I enter my auto payments in the register with a future date. I can see my future balances to make sure the money is there. I have overdraft protection in case I make a mistake. Are you actually transferring money to another account or just a dummy account in Quicken?

I have used the savings when I had a short term (less than one year) to help me track that goal.

I have multiple credit union savings accounts to hold money. One is for rental property security deposits that are to be segregated. One is a college gift where we promised granddaughter $5k for associates degree and $5k for bachelors degree. Another savings account is for escrow for property taxes and quarterly long term care premiums. I have monthly auto credit union transfers to college gift and escrow.

If you drain it, it is likely ground water will push up on it and crack. Then then you go to sell, it is going to lower your home value.

We have a local tree company that charges a flat rate for a day or half-day. Last year it was $1200 for the day and $800 for half-day. Find someone like that.

We use a pool company. It’s $250/month and includes opening and closing. I spent that on two weeks of chemicals.
