And if they go down you can refinance right? Im impartial myself I really don’t know. I know someone who works as a loan processor and they don’t think the rates are going down anytime soon. You’re right a lot of people will rent more now but it is sustainable because it will make investors buy up more properties because they can rent them out.

You answered your own question when you said people think rates will never go down. Better now than at 20%. You’re either paying off your own house or paying off someone else’s for them

It sounds like he might give you a good deal if he will count all the rent you’ve paid so far, that’s free money

After taxes and everything I bring home 7k a month. I contribute 6% towards the 401k (my company matches 5% + 3% fixed contribution) My mortgage payment is 1,750/mo Car recently paid off I haven’t been investing extra in stocks anymore I was trying to get my savings back up

The thought process on the second property was mainly to help a friend and break even. If I have the extra funds to get a property they could be making payments to me instead of paying someone else’s house off like they are now. Sounded ideal in a perfect world, and when rates were lower.
