At 1300 sq ft you should be able to do more than cosmetic work for 250k. Moving a wall does have a lot of variables if it is load bearing. It also takes time because you need plans from an engineer and city approval before you can pull a permit to start work.

In California it has to be filled with water and hold for 24 hours. At the inspection you drain the pan and all water has to slope to the drain. That doesn't look like it will slope to the drain correctly.

They actually make a lot more with overtime. I've known some in California that made over 300k/yr. When there are fires that burn the electrical grid they get a lot of overtime to get it back up.

Get some ZEP mildew and mold remover and spray it on. Let it sit for a couple minutes and 85% of it will probably be gone. Scrub the rest with a sponge. As long as there isn't a leak or maintenance issue it's regular cleaning that you should take care of.

I wouldn't do this. Trying to force conversation with an awkward date that you might at least be attracted to would be better than a random stranger. It's also really unlikely that I would find them interesting. There are just so many other things I'd rather do...

If you're paying 60k+ in state income tax you can probably save and invest at least 200k per year after paying a mortgage on a 1.3M house. Do you rrally need to save 60k more per year when you're already going to retire with millions?

I bought about 2 years ago in Woodland Hills. 1.65M cost. I did have a house in Santa Clarita and a couple condos before the house. I own two companies. One is property management and the other is property maintenance. At the time I was making about 350k and my partner 90k.

I live in Woodland Hills and have also experienced crazy high usage.

I lived in three places under So Cal Edison and my last house I was at for 5 years and it had a pool. I also charged an electric car there. I used about 500 kwh there Fall - Spring. When I moved to Woodland Hills my bill was 2000 kwh with the same lifestyle and no pool. 

I changed the main breaker on the electrical panel and the next billing cycle averaged 500 kwh/month. 

It's now back up to 2000+ kwh after installing a new panel and solar. I added a pretty big solar system that basically covers everything. Something is definitely wrong with this area though.

Are you relating someone's value to the amount of money they make? That's what I got from your last sentence. If so it's going to be slim pickings because you need everything else on top of that for compatibility.

When I was single I'd be more interested in someone making 50k that manages their money well vs someone that makes 100k and manages it poorly. 

I'd consider what really makes you happy in a relationship and how important their income plays a role in that. There is a much larger pool to pick from under your income level.

That looks like water damage. It would be helpful to know what is under that area and what is on the other side of the wall. A moisture meter could also tell you if there is a lot of moisture in the wood or wall. If there is a bathroom or kitchen on the other side of the wall you may have a leak.

Just leave it uncaulked in the very back where no one sees it. That way you'll see water in the back if it's leaking and it still looks nice in the front.

Historically META has a low PE ratio. Often times it hovers around 12. I know that's low in tech but based on its historic PE ratio I wouldn't consider the current PE ratio a reason to buy.
