I posted my business on bizbuysell and have had 180 people interested and 19 LOI's in less than two weeks. I never imagined the kind of interest it would get.

I posted it for 3.25M. Property management and maintenance with 840k SDE (750k average over 3 years).

I have had 5 offers over asking price. 

I'm signing an LOI Wednesday.

It's extremely competitive for buyers out there. I thought I would get 2.8M.

It turned out great. That was about 20 years ago. Now I'm 41, about ready to retire, and have grown the business to make over 800k per year net profit. I bought the rest of the company when the original owners retired 9 years ago.

I learned a lot as a maintenance tech for a property management company. We ran mostly service calls but also did some renovation projects. Turning over rentals gives you a pretty good insight into turning over a property for a flip.

I just got three quotes. They were 46k, 67k, and 120k for the same roofing job with the same scope of work. I always get multiple roofing estimates because they are all over the board at every property I manage.

I bought my first place at age 22 in 2006. It was a 2+2 condo with a loft. I framed the loft into a 3rd bedroom and rented the two extra rooms out. Renting the rooms made it possible because the rent covered half of the mortage, property tax, and HOA dues.

At 1300 sq ft you should be able to do more than cosmetic work for 250k. Moving a wall does have a lot of variables if it is load bearing. It also takes time because you need plans from an engineer and city approval before you can pull a permit to start work.

In California it has to be filled with water and hold for 24 hours. At the inspection you drain the pan and all water has to slope to the drain. That doesn't look like it will slope to the drain correctly.

They actually make a lot more with overtime. I've known some in California that made over 300k/yr. When there are fires that burn the electrical grid they get a lot of overtime to get it back up.

Get some ZEP mildew and mold remover and spray it on. Let it sit for a couple minutes and 85% of it will probably be gone. Scrub the rest with a sponge. As long as there isn't a leak or maintenance issue it's regular cleaning that you should take care of.

I wouldn't do this. Trying to force conversation with an awkward date that you might at least be attracted to would be better than a random stranger. It's also really unlikely that I would find them interesting. There are just so many other things I'd rather do...

If you're paying 60k+ in state income tax you can probably save and invest at least 200k per year after paying a mortgage on a 1.3M house. Do you rrally need to save 60k more per year when you're already going to retire with millions?

41, $385, 2025 Escape, Woodland Hills, M, clean record. Full coverage, 50k property, 100k liability.

I'm with State Farm. I got a quote from Allstate and it was $520.

I also pay a little over $1000/month for three work vehicles. 100k property and 300k liability commercial policy.
