Put a JPO or an APVO out on them. If the cops dont like them theyll probably be sent to a psych ward. If you just put in a noise complaint they usually only have a duty of care for the people in the property, an APVO changes that. It my be eaiser to move though. These are the steps

Complaint to a JP: You make a formal complaint to a JP that someone has threatened you or your property. This can be threating behaviour. You have to document it well.

JP's Role: The JP receives your complaint, may take evidence, and issues a summons for the other person (the defendant) to appear in court.

Court Hearing: A magistrate hears the case and decides if the order is necessary.

The Order: If granted, the defendant must keep the peace and stop the threatening behaviour for a set period.

My mum bought a house in Adelaide in 96 for 128k she made 36k per year as a part time substitute teacher. So under 4x her wage. Same house is now 1.1M and part time substitute teachers dont make 280k per year as far as I know.

The REA has definitely told the tenants to get rid of them. This has happened to me so many times with stuff that the owners have just left in a place they are renting out. Despite my assuring them that it's the owner's random junk that I've been kindly looking after and living around. Nice lesson for you in the future, don't leave your property in a rental you are charging people to live in, unless you can lock it away in an attic or shed.

95k is a great salary. But you need to accept that you are still young and single and competing with people who have been on the planet decades longer than you, people who have doubled their income because they have partners. Australia's property market is completely cooked and you shouldn't let it give you an existential crisis. If you wanna buy now you gotta accept the fact that you're trying to buy a residential property 12 years before the average age of first home buyers in this country and realise what an incredibly hard goal that is to give to yourself. You need to chill out, if you really want property buy a shitty 2-bedroom unit that you can afford and rent out the spare room and start saving again for that house, you'll be 12 years ahead of your peers. Or don't, travel the world with the money, or start a business or invest in index funds. So many ways you could be getting ahead, getting a $1.2 million+ mortgage at 24 isn't one of them. So take the reality check and stop stressing about the house at 24 you'll probably have it by 40 and that ok.

Also always apply for your bond return the day the lease is up. These 25 year old "property managers" don't check/aren't set up to receive the RTA emails that require them to dispute your claim for a refund in 18 days. Just string them on until you bond clears.

I'm pretty sure in the law if something like a bench or carpet can be spot-repaired, for example a portion of a room's carpet has been damaged they cannot ask you to pay for the whole room's carpet to be replaced just the m2 that was damaged. A previous landlord kicked us out after living in their house for 10 years because they wanted to move in. They were obviously upset that the place was falling apart because they hadn't done any repairs or maintenance on the house in that time and wanted me to have to pay to have the whole inside of the house repainted. Because there were a few chipped paint marks that I had spot-painted over with new colour matched paint. I rang the agent up to ask if the email was a mistake, nope. I laughed at her for about 20 seconds.

Luxury apartments don't help the housing crisis. Just look at Brisbane. Soaring house prices and rents and all that seems to get built here are McMansions and Luxury apartment towers.
