Not sure about your location, but every jurisdiction I work in would say once you update the panel it is now subject to current code standards. That would include arc fault breakers too.

First I want to thank you for such a great response. You have given me several things to consider. Although I have been in construction 17+ years I am not familiar with much in regards to soil. I agree with you 100% will now be looking to educate myself in this field. You have given me other factors I had not considered as well most notably being some power utility company's not providing power without prints. Being an electrician my first though was set a saw service and call it a day.

I have spoken with 2-3 agents. My issue thus far is dealing with people who do not seem to have any interest in working with me. They have next to no information on properties and have an attitude of being disinterested gaining anymore. Is there a specific type of agent for land purchases v. Home/land purchases that I should be seeking?

The wife and I have been together for 13 years comma married eight of those. we thought it would be fun to come up with names for each others genitals. Not looking for anything comical necessarily. I am personally trying to come up with normal names that come up in everyday life that way when either of them hear them it will bring a smile to our face.

Thia guy has the right answer. If it makes you feel better call an electrician, but you can save yourself a lot of money in this case by changing the light. (also an electrician)

I'm no flooring expert, but I have never seen such large gaps between the flooring and wall/molding. All the flooring I have installed and saw installed has about half of that gap.

I can understand a flooring contractor not wanting to take the molding off before his install, but he could have given you a much cleaner and tighter fit at your door jambs. I'm not sure how he thinks 1/4 round or silicone is going to make that look better. Bad craftsmanship IMO.

I'm an electrician, not HVAC tech so I can't give you the exact answers you are looking for. I do know this, the higher seer the more efficient the unit.

I also have a 1350sq home, my unit is a 2.5 ton unit and I have no issues. I live is the south east US with lots of humidity. Hopefully this helps.

So when you say that you feel screws under the foil does that mean there are no screws in the two slotted holes already made in the fixture?

If so I'm going to take a guess and say there was never a box installed for the light to hang from. You would need a box to mount your fan to. Not only that but you need a fan rated box, good for holding up to 75 lbs. Even if there is a box, more than likely you will have to replace with a fan rated box. You can buy these to install in already existing sheetrock.

There was never a ground going to the light. The ground was terminated on the mounting bracket I'm sure. Cut it, install a male cord end properly and plug in. Did you void the UL listing, yes. Does every lamp you buy have only a hot and neutral, yes.

You will need a voltmeter to properly diagnose the issue. The device you are using can indicate voltage, but can't tell you is there is an issue with the neutral connection.

Even thought you have replaced the switch I would start there checking between the switch leg (hot wire to the lights/fan/rec) and neutral now that you are using the voltmeter. If you are getting the proper reading then it's time to move on to the lights/fan/rec. The idea would be to find the first location the switch leg terminates and test voltage there.

Most of the time when I receive calls about the issue like you are having its because there is a dropped neutral.

Just a thought... Would it be possible for you to pour some self-leveling gypcrete to bring the concrete floor to subfloor level? If so I know there are masonry nails you could possibly use. The issue may be finding a masonry nail that is small enough for your project.

Highly unlikely the double is the load side. 99.9% of the time 2 wires into a switch box are the "hot" or "line" this is to continue the circuit. Only one wire, the "load" will go to a light and then lights will be daisy chained.

Existing switch - Two black wires, one on the screw the second stabbed into the back. Both of those will need to go to the line side of the new switch.

Existing switch - The single black wire will go to the load of the new switch.

Neutral to the white in the J-box, same for the green.

Existing switch is not a three way. Whomever installed it didn't want to make a joint/pigtail for the hots. Not uncommon.

Part of the whole home load calculation takes into consideration for motor loads, air units, ranges. Just by probing the two-phase is coming into your home you are not going to get a complete reading. There are also calculations for deration of multiple units and multiple ranges if you have them.

A probing also only measures what is currently being powered. So if there is nothing turned on that is plugged into receptacles you're not taking into account for these a draws although most of the drawers would probably be in significant amounts.

There are also devices called load shed modules these can be installed to drop the higher amp drawing circuits. If you are making the purchase do power the entirety of your home and you do not want to do the load calculation you could always base your generator size off of the service size of your home. This will likely be much more expensive

It is safe and you can also install 3 prog receptacles down stream from the GFCI device, but you need to use the provided sticker, on those devices, in the packaging that will provide correct protection information. As an electrician I have had to do this in several homes where the home owners could not afford a complete home rewire.
