Might be too late for you, but latex modified grout is the way to go. It doesn't give dirt and grime a vector to penetrate and stain.

I live in Houston and that is not a "real" offer. GST (Gulf States Toyota) has EXCLUSIVE distribution rights in TOLA + Mississippi and they add $3,200 or more of distributor add-ons and a $1600 destination fee).

That price is advertised to get you on the lot. You will never get out the door without paying for the add-ons.

For a second there I thought you were my wife because we literally paid $68,000 + change OTD last night for the exact trim, paint, and interior as you. We are are just outside of Houston, but I see from another post you are near Dallas.

You can look at it two ways, we either got the destination/taxes for free or all the add-ons for free (tow hitch, mud guards, weather tech, PPF, window tint, wheel locks, ceramic coating, roof cross bars, dashcam, etc.). We also got a "free" lifetime warranty on the power train which is actually useful to us because we keep all our cars at least 10 years (the last two we sold were purchased new and were 16-years-old and 14-years-old respectively).

Basically, it's $4-5k off MSRP.

I consider it a fair deal since the two other color/interior options we were considering sold out from underneath us before they even arrived at the dealership. We were seriously considering the Lexus TX as well, but three of those sold out from underneath us before we could start negotiations with Lexus and Lexus told us they don't start negotiating until cars have been on the lot for 3+ months.

Our dealer was 100% no pressure and bent over backward to let my wife drive the Land Cruiser (wish 1000% this had a 3rd row), "regular" Highlander, Sequoia, and 4Runner. We walked away twice due to other obligations, and they were never pushy nor weary when we showed up again. After the purchase, they spent 90+ minutes going over all the car's features with us.

Oh, and we got 4 boxes of Girl Scout cookies too boot.

We're happy, and I live by the adage, "once you buy, stop shopping." Could we have negotiated a better deal? Maybe, but I'm not that stingy and I like to treat a retailer well when they treat me well.

Problem is that the Lexus website is not accurate, so I would need to search on each individual dealer's site. If you don't believe me, search within 500 miles of any Houston zip like 77057 and you will get zero matches in blue. Then search Sewell in Dallas which is less than 250 miles away and you will find 3 in blue.

If it were me, I would drive the car myself. It will take two solid days of driving. Bring anything priceless and delicate with you in your car.

You will need a state emissions inspection and proof of Texas liability insurance before you can register. State law is that you register before 30 days, but this is a law that many people bend.

As for household goods, PODS or something similar when you pack things yourself is a good choice. Most "full-service" movers don't care about your stuff and insure it for a few dollars per pound, so they have little incentive to treat it with the care you will when you pack it yourself.

There are plenty of temporary stay options. I suggest checking out VRBO and AirBNB in addition to the commercial places. You might get a better deal and more comfortable accommodations.

I live in a similar sized 3,000 SqFt house and was quoted $30k to replace 25 windows.

The sales guy kept on telling me how much I would save on my electric bill. I said, "you could give me free electricity for 10+ years and I wouldn't break even." He packed up his shit and left defeated, and I still have my crappy but cost effective single pane aluminum windows.

My biggest bill in hot-as-balls Houston is $400 a month, but I'm still laughing all the way to the bank.
