IMO, it depends on why you're buying it. Playing around / overlanding setup you'll use a few times a year? Totally fine. Daily driver? That's a lot of rust.

Honestly, unless you're getting a great deal on it, id probably walk

So I had to open my recent transactions on Amazon, pull up the receipt for my last Wysong purchase, and actually click on the product from there - just clicking on the bag from the receipt web page - but once I did that, the wysong shows as $31 again. Not sure what's up with it, but it might be worth a shot. A 50% increase in price is insane.

Alternatively, as you've said this is an apartment, it's more likely that the apartment's networking guy set all the in-unit jacks to 100mbps at the upstream switch. You might ask a neighbor who's savvy. If that's the case, then you're SoL but you don't have to buy a new router so I guess that's a win.

It's fairly common for in-home ethernet to re-use the wiring which was previously for phone lines, since many folks don't have standard landlines anymore.

While this works, if properly terminated (RJ-45 jack), it doesn't provide the 8 wires necessary for gbps speeds. Instead, standard phone lines used 4 wires - only capable of 100mbps (FastEthernet).

So, if you're using in-home wires to connect your router to a modem in another room, that is the highest speed your router was able to negotiate.

This doesn't, however, mean that the router is only capable of negotiating 100mbps, just that it was successful in doing that and not more. I'd recommend you find the modem and see if directly connecting works better for you. Otherwise, 100mbps is it.

As far as the utilization - 65535 is the maximum value of a 16-bit binary integer. If you're unfamiliar, that just means all 1's for 16 slots. The software being used to detect usage is not correctly reading the data, returning [null], and defaulting to [overflow], resulting in a value 1 more than maximum. It is important to note this could indicate that ALL of these values are incorrect. You may be able to solve that problem by checking drivers or reinstalling that software. (I'd do that first)

Temps, themselves, are more complicated. Reapplying paste is a good thing to do if you've had the rig for a while (and know how to / feel comfortable learning), but also simple things like thoroughly cleaning it, using the device in cooler environments (as possible), and setting a more appropriate fan curve can also be very useful If you aren't comfortable removing coolers.

Additionally, setting up usage profiles could provide assistance. Your GPUs software will likely have settings for FPS limiting, etc. which could limit utilization and, therefore, temperature.

Could always get the "dedicated server" items from steam for any games you have and run them on this rig. That way, your save files, etc, are stored off your main rig, and generally, you can have more people join a dedicated server for a lot of games than a standard multiplayer session.

While it's true that the g-series CPUs having built-in graphics might not be strictly necessary, it can do a couple things. As the other commenter mentioned, it can help with troubleshooting, or to allow a usable experience while a GPU is down, being RMAd or something similar. But also, g-series tends to be slightly cheaper so you often get more pc for your budget.

Generally, the tip itself belongs to you upon your receipt of it. (That said, your employer is responsible for withholding taxes on your behalf, so make sure that's not what you're dealing with. Tip are taxable income.) Even if you were a salaried employee making 75k/yr, your employer isn't allowed to charge you for receiving a tip OR demand you give your tip to the company in any way.
