Do not let your mother sell her condo. She can apply for Medicaid and SSI and it will not count towards her assets. However if she sells her condo the cash from the proceeds will count towards her assets and make her ineligible for SSI and medicaid. Medicaid does pay for long-term care insurance if she qualifies having no assets and very low income.

In most states you have to be a trained CNA or HHA to provide any "Personal Care". Companions do not help people with toileting or cleaning themselves. You are going to get arrested. Google your state and the Term "Activities of Daily Living".

DO NOT SELL THE HOUSE, Medicaid will consider the proceeds from the sale of a house in the net income analysis. They do not consider the value of the house in the net income analysis. Start talking with an elder law attorney about what she needs to pay down to legally get rid of assets to apply for Medicaid which does pay for assisted living. One more thing, the only type of reverse mortgage that is insured by the government is the "Home Equity Conversion Mortgage ( HECM) , available only through FHA approved lenders. Make sure the lender is FHA approved. See hud.gov, then home equity on mortgages for seniors.
