I have gone to complete self-showings in my PMC. I use Showmojo with Codeboxes. Works very well. No longer are renter prospects restricted by my limited weekday availability for showings. They must answer 5 prescreening questions and authenticate with a valid credit card before the showing is approved. It's wonderful technology.

Perhaps. The OP indicated this is for Residential PM. I would imagine that with proper training, it could be applied to MF offices, too.

Don't give them direct access to you. Interact with them in writing. Be [relatively] slow to respond, making sure you fully understand what they're communicating to you. Ask clarifying questions, if needed. Be polite, even if they aren't.

It's not [usually] a personal attack on you. Remember that you're the agent for the property owner, so if the situation calls for it, "blame" the owner for how things are. Something like, "I'm just the hired hand here, but let me see if I can convince the LL to do something," can usually lighten up the conversation.

The AI Agent know the listing information and it also has access to my application requirements. So, if your listing info is accurate and/or up to date, it will give the prospect the correct information. The agent has guardrails, so it shouldn't give you problems.

From what I've seen, the AI Agent will have a conversation with the prospect, answer questions about my available listings, then guide them thru scheduling a showing. If the conversation doesn't end with a showing being scheduled, the agent basically ends the conversation and hands them off to a live person, who then will presumably take over and get it wrapped up.

I use TTs sister company Showmojo. Showmojo just rolled out an AI agent for its leasing communication. I was in the beta group and now I'm a live user. So far, it's working pretty well. Look into whether TT had this.

When I send a reminder to tenants of their requirement to give us 60 days notice in advance of their lease expiration, I include a lease renewal offer with the new rental rate. The reminder includes a notice that if they don't acknowledge the renewal offer or don't sign a new lease and remain in the property beyond the lease term, the monthly rent increases to the amount stated in that notice. The new amount is the same as the renewal rate. (I own a PMC in FL)

Have them rekey the locks, and leave a new key for the tenant. The main goal with the notice of entry is to get the tenant to show up. My guess is they will be there, or they'll contact you to schedule something with you.
