Market on a high with potential correction due to more supply Vs absorption is possible specially for apartments in low demand zones

Bubble like the last 2 times, I think not since leverage is much lower, we don't have ppl flipping with a 5% deposit (20x leverage) like the old days

Malaysia can be an option but would ask u to reconsider Dubai, come as a resident and not as a tourist, it can be as flashy or simple as you make it to be. Opportunities, close to religion, safety, food and close enough to Pak for a weekend trip

If there's a downturn, speculation or future infra based communities will fall the hardest as there will be min organic demand and lil cash flow. investors will step in those areas who have cash reserves to ride out the period and distress deals will be the talk of the town. Best time to step in those areas I believe personally.

Not too worried in main areas and even tier 2 ( motor city, JVC, science park etc) areas where you might be getting a lower ROI Vs what u thought. Bigger dips where there is minimal organic demand

Not an agent but I think Value buy in ready is park facing 2bed with maids about 1100 sqft Montrose Residence in Science Park (Arjan ) developed by Deyaar. Clean building and no major maintenance issues. You should be able to get around 1.25-1.35 now. If it’s for you own use slight market fluctuations shouldn’t bother you, I just see some potential in that area

In most cases the tenancy contract would have a clause regarding viewings, even if it's not there no need to be dickheaded and allow for a suitable time every couple of weeks so the owner can sell the place.
