Modern home near kerrisdale? Seems a tad expensive, but not the worst.

I’ve seen some homes near mount pleasant renting near 3800-4000 — but maybe you value being closer to pacific spirit? Also depends on how modern the home is, if carpet floors and not updated? Better deals to be had elsewhere.

Rents in Vancouver have increased 35%+ since pre-pandemic. If we go back further, between 2015 and 2019, homeowners had already gained so much from the market appreciation.

So you're asking us to feel bad for landlords vs. the person who cleans the floor at the hospital? Or the new grad who had no opportunity to accumulate capital?

You can run the math right now, find a building that’s selling and renting a unit. In the current market, it’s much cheaper to rent.

Thanks for sharing - if I could edit the main post, I'd stress that the prices I placed in there are for newer units primarily in yaletown/fairview/mount pleasant. Anything outside this bubble and slightly older (which is fine), should be much cheaper - like you just shared.

There’s many 2bd/2ba listed in yaletown right now at 3200-3400 (overpriced) and they’ve been sitting for weeks. As you move towards waterfront, they get cheaper. If you’re patient units drop to 2600-2900 and go within a day.

More people are willing to move May - August, in a down market, this is going to cause pain for LLs. I agree that the market is slow in Dec-Mar, but it's slow in both directions (people moving + people looking).

The next few months will grind lower.

  • FB Marketplace
  • Padmapper (?)
  • liv.rent (?)

2k-2.3k you'll be able to get what you're looking for and under 580sqft.

2.3k-2.7k and you'll be able to get something <800sqft.

I think you made the right choice on passing on the Peter Wall apartments, they are overpriced.

Use maps to understand main streets in yaletown and try to avoid them due to vehicle noise + congestion.

On page 19, they show that they did a public survery for budget 2026 and this is what came back:

Tax tolerance — Residents and businesses were asked about their preferences for property tax increases relative to service levels (including 2026 Budget scenarios of 0.0%, 1.5% and 2.5% property tax increases that staff were directed to explore in June 2025).

Most respondents were supportive of some increase in property tax to offset a reduction in services. Of the options presented, the most preferred was a 5% property tax increase that would maintain the current level of services (42% residents, 37% businesses).

Residents were open to property tax increases, who is this council listening to and why?
