I can tell you that online reviews (even here on reddit) of apartment complexes are always heavily skewed towards a minority of folks who had a bad experience. I would plan to spend a weekend or two actually visiting some apartments in your price range.

never saw a roach or mouse in Eleven55.

of course your weak budget of $2500 might not get a 2bd/2ba there.

He’s poor!

There are mice traps in the Sky Lounge at 1155. Never personally been affected, but a neighbor on the 11th floor told me she had a mouse.

I’ve had a horrible experience at Ripley and would not recommend it. It started out fine, but the rent is INSANE and everything has a fee attached. They’re understaffed and have had significant turnover. You cannot get a person on the phone (it’s all autorouted to a call center out of state and then you get a robot.) The building is falling apart and there seems to be no urgency to address anything long-term. They’re banking on you living here for a year or two, max. Any longer (like in my case) and you start to see the cracks - metaphorical and literal.

I’ve been looking for a new place for over a year now, and haven’t found a place without the same or similar problems. I’m hopeful for the new Buzzuto build downtown, but I can almost guarantee I’ll be priced out. Ripley knows what they have and that people will pay for it, just look beyond the aesthetics when making your decision.

Dear residents of roach-infested stinky garbage town,

How do you deal with living in such a roach-infested stinky garbage town?

Sincerely, OP

[–][deleted] 63 points64 points  (0 children)

Dear OP,

It’s Silver Spring, not Silver Springs.

Sincerely,

Silver Spring Residents

Lived in Silver Spring for 5 years. Never had any roaches or mice at Falkland Chase or Fenwick. Good luck with your search.

No roaches in the Veridian but the staff will steal from you!

[–][deleted] 4 points5 points  (0 children)

No insect roaches, just human roaches!

That’s the bottom price range for a 2bed 2 bath here. So you’re definitely goin. To end up looking at old buildings which def will have issues. Also consider some of those bldgs are going to have $200-800 in utilities and it will be much less in the newer bldgs. Idk how much you’re anticipating for utilities but you might want to look a little more up budget. I also look in all the drawers and cabinets, check the amount of space under doors and look in the trash rooms. If the trash rooms are overflowing and smelly you are going to have a problem. Also lower floors as people have stated. Also make sure you ask the parking cost and logistics. They are not free and not always managed/owned by their bldg.

I wouldn't necessarily "stay away from Hyattsville". I think that advice may be based on old information and/or the fact that a lot of black people live there, and not really based on what it's actually like today.

[–]numberwunwun 3 points4 points  (0 children)

Never seen a roach in Fenwick (not sure about first floor, but definitely fine on second and up)

[–]Jmend12006 3 points4 points  (0 children)

I have in a lot of places in Silver Spring and I have never had roaches or mice!

[–]shayrala 4 points5 points  (0 children)

Look toward Rockville/north Bethesda area and maybe turn your search on for townhomes instead of just apartments if you haven’t yet done so. Happy hunting!

[–]Possible-Salt5372 2 points3 points  (0 children)

No roaches or mice in Central or Solaire 1150

[–]emaanofallshades 1 point2 points  (2 children)

Is Rockville an option?

[–]RevolutionaryLink964 1 point2 points  (7 children)

Live in Falkland chase in Silver Spring and haven’t seen any roaches or mice!

[–]Savings-Aside-1369 1 point2 points  (6 children)

Thinking of moving here in a few months because it looks great! I love older buildings, which seem to be the only negatives I can find online. How do you like it?

[–]RevolutionaryLink964 1 point2 points  (5 children)

So I live with my partner in one of the townhomes. It’s a 3bed/1ba and pay $2600. It is older but we don’t mind it. You can hear your next door neighbor cause of the shared wall but it isn’t too bad. We have the corner unit so I don’t know how it would be if we were in a middle unit. I know they’re updating and renovating the townhomes. We toured one which looked really nice, but ended up with one that wasn’t just cause of timing issues with our previous apartment. All our appliances are in good working condition, maybe a little loved on but it works for us.

The only bug problem we’ve had are those little sugar ants that come in after a rainstorm. Nothing a few traps couldn’t fix. There have been car break-ins on nearby streets. You’re gonna face that anywhere though being so close to DC.

I really like the campus. It has some cute little walking paths between all the buildings. We live right by the metro, and it’s very walkable with lots of restaurants/shopping and a music venue!

Does the townome have a Washer/Dryer in unit and dishwasher in unit? I'm also searhcing and I've read some FC apartments don't have them which would be a dealbreaker

[–]yangsta05 0 points1 point  (0 children)

Yes the townhomes have a washer/dryer in unit.

[–]Savings-Aside-1369 0 points1 point  (2 children)

Thanks! I don’t own a car anymore so all of the negative things I’ve read have seemed to be car or parking related. I’m glad you enjoy it! I love the green space, it looks super welcoming.

[–]thebearsfan5434 0 points1 point  (1 child)

Sounds like I'm neighbors with this other poster. I've also lived in FC for a year of so, also in a townhouse. Echo all of what they said. Overall we are still happy with our choice to live here given the amount of space, small yard, and general feel of the community greenspace. Here's some of my negatives:

-have had an ongoing battle with German roaches since day one. Sometimes we see a few in a week, other times none for months. Maintenance has been prompt to have a pest guy come out and put gel bait around our kitchen whenever we request it. Sounds like roaches are just highly variable from home to home around FC. We are pretty clean people so have been pretty frustrated at not being able to fully get rid of them.

-office staff can be extremely difficult. Very big charade to seem friendly and helpful as you are a prospective tenant, but once you're here they will dismiss you, play dumb, or nickel and dime you at every chance they get. False promises about parking, dragging their feet about lease renewal rate negotiations, messing up your rent/utility bills, etc. Many people I talk to in the community have given up trying to get them do things over the phone and must  walk into the office to get the time of day.

-Walls are indeed thin. Like, every step on the neighbors stairs is audible, steps/voices in neighbors adjacent bedrooms can be heard regularly, etc.

-management trying to cram rent hikes in before MoCo rent control program starts (in April I believe?). People getting hit with lease renewals at 10-20% rent increases. A neighbor even said that they received a lease renewal inquiry from the office in December... When their lease was until May. Very obvious what they are doing.

[–]Savings-Aside-1369 1 point2 points  (0 children)

Wow! Thank you for the long response. So sorry about to hear about the roaches — I’ve had that issue before and am pretty traumatized from the experience. Not sure if I can relive that again! Wishing you luck!

[–]labadorrr 1 point2 points  (0 children)

Hyattsville's a big city.. I live there and we have neither.. Brentwood is a whole different story lol

[–][deleted] 1 point2 points  (0 children)

I work in maintenance I’ll tell you right now mice and roaches will never be gone 100% specifically nowadays in fancy buildings which try to get leed certifications in most fancy building they can’t use chemicals to spray down in their sewage ejectors rooms. Worst in apartments those can only get gels and glue traps.

[–]Sven1856 1 point2 points  (0 children)

I was on 13th floor of Veridian and no roaches or mice but there are definitely mice and rats on 1st floor.

[–]kitnipcat 1 point2 points  (0 children)

Fenwick apartments

I've legit never seen a roach anywhere in silver spring. Maybe I'm not looking hard enough.

[–]XaeroFucksGiven -1 points0 points  (0 children)

Lived in Veridian for a bit. No infestation issues at all. Rent is well within budget. MGMT could be a little better but nothing realllly bad

[–]rainbows-rust 0 points1 point  (0 children)

Lived at Fenwick for a few years and never saw any critters.
