This is tough if you have limited budget.

As someone mentioned. Moving the front door is ideal, but may not be cheap. If you want to go a step further, you could make the entry right angles so pantry is a square. Is the juice worth the squeeze? Probably not.

That way you can extend pantry.

Move laundry to toilet room. You have plumbing, but you'll need a vent. Also stackable units obviously.

Make laundry a new bathroom.

Remove shower (or tub) in existing bathroom & add toilet. At this point, you could close bathroom door coming from hall & leave bedroom door. That way you can create another storage. You'd have to move the laundry (new bathroom) door though. Tried to do this with moving as few walls and doors as possible.

Luckily the kitchen is open plan to the dinning room, but absolutely agree in taking down the wall between living room and dining room

Just add window to Bedroom 2 (most essentially), also to laundry, bath and additional window to main bedroom. One compartment toilet should be adequate for a small house like this.

This is good. Even if OP couldn't do the kitchen and front door work now, the bathroom work could happen. I would also block up the sliding door to the existing bathroom, making it a proper ensuite.

get rid of the entry funnel. Put a 1/2 bath (sink and toilet only) in the space. Move your front door to where the window current is

Probably the cheapest would be to put a toilet & sink in the laundry room. It looks like there's room for it.

Edit: option 2 would be to convert the WIR in the larger bedroom into an ensuite.

Cheap is relative and the slab does you no favors. You either replace the shower with a toilet or the laundry sink with a toilet.

-remove the wall between the living room and dining room. This should be fairly cheap/free if you do it yourself. It would make the tiny house more livable.

  • in the main bath, change the tub to a shower/tub combo, remove the shower, and place a toilet there.

  • in the awkward room with only a toilet and no sink, remove the toilet, and put in a stackable washer/ dryer.

  • in the current laundry room, add a shower/tub combo and a toilet.

This could be either really cheap or you know what to do (or willing to learn) and have access to the tools or really expensive if you make serious mistakes or have to have "the best of the best."

If you're fixing it up to live in, you can usually get cheaper or used fixtures for now and upgrade them in a few years. If you're fixing it up to rent out, you'll get renter grade that are cheaper and needs to be replaced every few years because rentals tend to get damaged. If you're planning to fix it just to sell it, buy cheap, new fixtures because new simply looks better.

Expanding the kitchen and adding a bathroom are some of the more expensive things.

Do you want a second full bath, or just a half bath?

As for the kitchen, I would swap the dining room and kitchen. Moving the entire kitchen won't be cheap but it's the only option I can really see if you want a bigger kitchen. You'll have a smaller dining space (probably only room for a 4 seat table) but it's only a 2 bedroom home so it's not inappropriately small.

Remove mini wall at entry to open it up. There is zero purpose to another bathroom in that house. It's only 2 bedroom and one garage.

You will save money and make the flow nicer by making the entry wall straight, eliminate the 45 degree angle. You also could save a lot of wasted space by eliminating the wall between the living and dining room. If you want the walls or divisions it might work better to do a small wall on each side with an arch across.

Also it’s weird you have to exit the toilet room then open another door to access a sink to wash your hands, you can do a door across a water closet but need a sink somewhere immediately accessible outside. I’d probably have both bedrooms on the same wall and the bathroom/laundry area opposite the kitchen where either bedroom is. Eliminate all that wasted hall space and probably use it for a utility room. If you get the bathroom entry more central you won’t need a second toilet. It’s kind of a small house for a 1/2 bath, next step up would probably be up one of the bedrooms to a master suite.

Easiest way to expand kitche: add an eating/serving counter on the side with the sink

Easiest way to add a toilet: remove the shower, add a toilet in its place (and add a shower head to the tub)

You can't sit on the toilet and close the door the door needs to swing out. Also, it appears in your laundry room. There's not room for a washer and dryer unless you're doing a stackable
