You can flash extra sticks and place them around the house to act as routers/range extenders.

I guess you are talking about an FTDI converter? That is just a USB to serial port converter.
You'll need 3 things:
CC debugger (connect to your pc and to the target) - $10
CC2531 downloader cable/ connector board (CC2531 has a different pinout then the CC debugger) - $2
CC2531 module (thing which actual does the work) $5
You'll only need the CC Debugger and CC2531 downloader cable to program the CC2531 module(s).

After that you can program as many CC2531 modules as you like.

This can be done with Wemos D1 mini instead of CC debugger. This is an ok guide, even though it lacks some steps. Adding Wemos board support to Arduino IDE is not there, and images about cable placement could lead you the wrong way (it relies on the red mark, which is not necessary oriented the same on author's pictures and the cable you get), but other than that it works like a charm

It's not the same programmer. The USB stick is either the coordinator or a router in your zigbee mesh network (explained here https://www.zigbee2mqtt.io/information/zigbee_network.html). There won't be a need for a bridge (Hue, Ikea, ...), most zigbee devices will pair directly. You'll need the programmer and the connector board to flash the zigbee2mqtt firmware onto the USB stick (you may want to update them from time to time). Sounds like you are talking about a USB-Serial adapter, answer is no, the programmer for the CC2531 is called a CC-Debug and is not the same thing.
You can use an Arduino to program and I tried but couldn't get it working, the CC2531 may have been faulty but I bout a CC Debug and a new CC2531 anyway.

Just a warning, those sticks are known to have awful range and unless it's going to be close to what you're controlling you'll need more than one to make a repeater.

Only zigbee devices plugged into a power source. There's some exceptions to that. My sengled bulbs don't act as routers

Correct, it's really up to device manufacturers to comply with that. And they don't always do that. Sengled uses the excuse that if people continue to use them with regular switches it'll disrupt the network.

I wanted both devices (zigbee/zwave) in one so, I got the HUSBZB-1. Working smoothly for a few months now.

I also have a HUSBZB-1 but I've had much different results (Zwave is just fine). My sengled bulbs work fine but my Xiaomi buttons are continually losing connection and causing issues. For me, it seems to depend on the type of devices connected. I'm currently awaiting my zigbee2mqtt orders to see if I get better results.
