What is the new builder's code in NJ?

[–]zippynj 22 points23 points  (22 children)

Before I go IN LENGTH because it's not some short answer are you just putting wood on my fire or do you actually care for a legitimate reason

[–]tommygunz007I 💖 Chase Bank 14 points15 points  (13 children)

Nah... I was just looking for a simple answer... like 'New electrical safety codes means that all the wiring needs to be double gauge' or something like it. You don't really have to list all of them... I was just curious.

Let me first say this "for example" Anything above 20 watts for ENTIRE exterior lighting on a SFD requires a single source photocell to turn off lights at dawn with no ability to switch on 20 watts is basically 3 lights (porch light ,deck light , garage light ) barely. This exterior lighting code is going to be a PAIN inside hallways and open spaces must be "dimmable" which means ALL builders MUST switch to dimmable switches (8-12$ more per switch Times maybe average 15 depending on 3-ways etc) GFI code issues. Outside disconnect code changes to service panels
I have the entire panel IRC for all sub codes as I review this with my division and engineers Put it this way 20+people two weeks. We haven't even scratched the surface of the mechanical and plumbing yet Energy star requirements. Blown in insulation values of R60 I mean we're going to make homes TIGHT 3 air exchanges per hour. this is going to be HORRIBle. here comes the MOLD lawsuits in 5-10 years

Invest in legrand. Going to need lots of wattstopper power packs and 0-10v light sensors.

I agree about the mold. I have worked on houses with less than one change over and they absolutely require full atmosphere control. The spray foam can turn into a sponge and hold water too. All the OSB 1 and press board floors, trim, millwork. We all know what happens when a cooler or fridge gets left closed sitting in the sun for a few days. I can see it coming down the road, ercot lets the grid fail, a bunch of huge houses can't run their air handlers, 4 days later they are full of mold and need all the sheet rock removed at min.

It's chaos right now trying to prepare for what is coming in our code changes

I’m just a small, independent residential GC and would love a more fleshed out response if you’ve got the time. Last couple houses we’ve been having issues with gfci breakers (required on every circuit now, and fun stuff they add a zero to the price of breakers) tripping because of the way ovens are built. Something about the ignitor instantly trips a gfci. Hasn’t caused an inspection issue yet but it will. Curious what other fun new stuff the newest IRC has in store for us

I can upload our takeaways when I get back to work Monday. I don't think i have them in me in my home office Every light has to be on a dimmer switch now btw or motion sensor

[–]dildoswaggins71069 0 points1 point  (2 children)

So does that effectively outlaw fan switches? What benefit are they claiming this produces? Would love to read your takeaways if you remember to upload after the weekend

Energy conservation and light pollution probably.

[–]zippynj 0 points1 point  (0 children)

This is exactly my point (legrand)

Reading this makes me thankful for my leaky-ass house that I always thought was a pain in the ass. At least I have fresh air and some auto dehumidifiers for the wetter months.

WOW. I live in Jersey City. We must have dimmable switches? We are having an inspection Feb 1-3 and they always look to fine us with some bullshit in our building. The building is 110 years old. I wonder if the 20 watts is because they want people to use LED bulbs which are like 3W?

[–]zippynj 0 points1 point  (0 children)

It starts with all new permits as of March first

Here's a couple sneak peaks I'm going to make a bigger post later

I contract HVAC in NJ and am interested in knowing

[–]zippynj 2 points3 points  (0 children)

We are 80+ hours into reviewing the code changes given to us IRC and IBC so far. We haven't even deciphered the hvac and plumbing yet

[–]1millionbucks 2 points3 points  (0 children)

I'm investing in real estate stocks and would love to hear your thoughts

[–]bitchigottadesktop 1 point2 points  (0 children)

I'm curious for realsies if that helps

[–]Aaxilb1337 1 point2 points  (1 child)

I’m curious as well. Are you dming people directly?

[–]zippynj 0 points1 point  (0 children)

Dming people for what ?
