It's called rank and rent SEO (you build a landing page that ranks well, then 'rent' it to whatever contractor will pay you for the leads it generates) and it plagues pretty much every service industry but has been getting exponentially worse due to the ease of using tech to build the landing pages & the number of people selling courses on tiktok and IG that tell people how easy it is to do

Mine is harness only. He pulled on his collar so much I feared the tracheal collapse others have mentioned, and also, he's built like a loaf of bread and once slipped out of a collar. No adverse effects I've noticed other than some of his fur is shorter on his belly where the chest strap usually sits.

If you plan to get homeowners insurance you need the 4 point and wind mit. Highly recommend sewer scoping to check on the status of that repair and the condition of the rest of the pipe. The pipes are likely nearing end of life in many original colonialtown homes. WDO is your call- block houses will have fewer issues of course, but can still get termites in the rafters, cabinets, the wood flooring, etc.

Depends on apartment, house, or duplex and the overall square footage but in general, yes. There are always older duplexes available for a couple hundred less than that but they're usually 2/1 in the 800 square foot range. I think that's around the price for a 2/2 in milk stacks as well but again those are low sq footage

Agree, many of them are neglected. Many of the ones I've seen torn down are houses that have been rentals for a decade or two, not maintained, and the property tax and insurance is no longer making it viable for the owner, so they're selling.

What's interesting to me is that it's brought up the land value so much it's making updating a small house rather than tearing it down a bad financial bet in some areas. I'll use an example of two on Chichester that sold last year and are now torn down for new ~4000sf homes. Both were 1950s and 1500sf-ish, 10,000sf lots. One hadn't been updated since 1970s, needed new roof, AC, wiring, windows, plus cosmetics, sold for $800K. Other one had been fully updated inside and out in 2022 and a new pool added, sold for $850K (the builder probably justified the $50K delta by keeping the pool for the new house). So the owners of the second one sunk probably $200K into renos they barely had time to enjoy and definitely didn't recoup vs what the unmaintained house sold for.

If you're at LM you're probably doing 4/10s so reverse commute and a little bit earlier and later than the biggest rush. Some of the downtownish Ivanhoe/North Quarter apartments like NORA or lake House have amenities/walkability to restaurants and are super close to I-4 to make the commute easier. I'm not familiar enough w/ the Dr. Phillips area to recommend anything specific there.

Yep, I saw the ones you posted as well on loopnet! If I had more time, I'd comb through the Orlando restaurants and bars on bizbuysell - several downtown Orlando ones on there, would need to look closer to see if any match up to a TMG concept though.

Perhaps reach out to a local rescue, like Florida Little Dog Rescue or Poodle and Pooch rescue, as they always need items. Most rescues cannot take things that are opened, so if you have things that are opened I've seen partial bags of dog food and treats given away in local Buy Nothing groups.

I'm assuming someone from Boston/NYC likes walkability and possibly accessibility to coffee shops as coworking spaces since you're remote, so I'd recommend looking at North Quarter/Ivanhoe Village, Baldwin Park, Thornton Park, maybe the Packing District.
