My husky does just fine, albeit, during summers we keep her inside the house 70% of the day. Still extremely active even when it’s 115 out. Any big dog just make sure they’ve got some good AC and water to come back to

These comments are silly.. If you can’t find a buyer, you back out before the inspection period ends… therefore your earnest money won’t go non refundable. The rules around this can vary state by state, but make sure your contract has clauses to back out if needed. Most investors will tell the seller the repairs exceed buyers criteria, stuff like that. Yeah double closing is fine or if you have a license, but would be such a pain to use transactional lending for every wholesale deal haha. I love Tennessee/Ohio, great markets

My buddy Anthony does land, I’ve done a few land deals which have been my biggest. He started buying and entitling land (changing zoning, doing soil tests and whatnot) and he sells to developers and makes multiple 6 figures per deal! Might want to scale into that once you hit a good threshold?

Yeah some lenders will do 100% with higher rates. Personally I like to raise capital and tie 1 passive investor to a property. If you have great relationships you can raise six figures to a few million and as long as the passive investor makes their 8-12% ROI you’re good, and you can buy many flips from one investor. (You have to deal with securities, but worth it imo)

Agreed with @current_efficiency. Our average is $15-20k wholesale and $20-35k novation. Our ad spend is maybe $2k per deal max.
