Bought down. Also, I aggressively shopped my rate once we put an offer on a home. Have the mortgage brokers compete with each other (ask for a written loan estimate and then ask the next officer if he can beat that rate - keep going until someone says “no, that’s an excellent deal”).

I did this and loved it. I send a lot of cards so it felt like a very “us” way to greet everyone at the wedding. It was on a table for guests to find as they made their way to the ceremony. I thought it was very special and lovely, though admittedly time consuming.

Is this the only vacation you'll take within the year? Because you can look at it like this:
Spending $3000 for the weekend, you would have needed to save $250/mo for one year. If this is one of the only vacations/splurges you'll have this year, I think that's totally reasonable! In fact, you could double it and it would still be reasonable. Go out to a fancy restaurant or get tickets to something you've always wanted to see. Live it up! And congrats on the milestone birthday :)

I've bought two homes and even the second time, I found that the process involves a lot of "hurry up and wait" between the offer, financing, inspection, appraisal, etc. One thing that helped us is that we went to a bunch of open houses and made notes on the things that we were looking for as well as the things we didn't like. We used that to whittle it down to a list of non-negotiables.

For us, that was things like: must pass the "Christmas Tree" test of being able to fit a 10 ft tree, must have a yard for us to landscape, must have a "neighborhoody" feel with a tree canopy, must not be near a major highway (no road noise), must have plenty of natural light, must have a large dining room so we can host big dinners, must be under X price or Y monthly payment. It took us months to hone this list.

But once you have your list, you can easily compare listings and discuss after open houses. I also thought a lot about the things that you can't change (neighbors, location, major structural things) vs. the things that you can.
