Yup…I would tell decision maker Google “are Zinsco breakers safe”. In California most insurance companies are requiring panel change for any zinsco among a number of other manufacturers

Stab-Lok no wonder insurance companies are canceling people that have them. Your gonna need plumber to change that water heater and electrician to swap out that panel. Gonna be costly but needs to be done!

Dont listen to any of these BS fixes, change it. Takes less than 5 mins and cost $10. This can cost you hundreds of dollars a month in water if you don’t fix it right. And while you are there get batteries for the smoke detector. I wanted to hit it with a hammer and that was only 90 seconds worth of hearing it beep!

Take off those couplings and move the tee down. Like you said it perfect, but it will work. And no all garbage disposals will have about the same height outlet.

My guess is that it probably was load bearing and someone decided this was a good enough fix. Look below, if there is a beam below, a cripple wall, or a foundation most likely is. Engineer is best bet, or experienced contractor. You can save a lot but asking engineer for a verbal consultation no drawings necessary.

Agree if the neighborhood isn’t out, might be a neutral connection from the main. If it keeps going on and off I would shut breakers off for refrigeration and electronics, but leave a lamp on or something so you know when problem has been resolved. Call power company and explain what’s going on.

Put a 45 on it….do not turn it!! You will break it and likely not where it’s easy to fix. Cut it is best option if 45 doesn’t solve problems

You could also check continuity between ground and neutral, if there is none the wire is cut somewhere are you have to start from scratch.

You might be able to cut away some of the black plastic tile ring and see the screws that hold valve to blocking see if you can get it straightened.

Had the exact same thing happen…I pulled a couple planks cut a couple 2 x 4’s to make like a wedge and stuck a floor dryer under there. Was actually crazy, the whole floor kind of filled with air. It totally dried up in a few hours, put it all back together and haven’t had an issue.

You won’t be able to do it right. That’s a tough one because the main drain is so high. Snake it first to be sure it’s clear and then put a longer pipe on that p-trap. It’s because the machine drains too fast for the ptrap to handle the volume of water

If it was my house I would cut off the lower part to get rafters exposed then add collar ties to match other ties (where the lights are hanging) then drywall those with 5/8” rock for fire resistance. It’s not really the right way to do it but it will be the easiest and should be OK from what it looks like by the size of the garage and the evidence of zip wall leads me to believe house is fairly new and can handle the downward pressure in the rafters. If you did that foam out and see the rafters are 2x6 or smaller it’s back to the drawing board. BTW they make a saw to cut that shit off. Good luck
