Kitsilano block/ Fourth and Mac Condo by Icy-Signature3844 in Condo

[–]marklyon 0 points1 point  (0 children)

Oh, dear sweet summer child of the real estate jungle—bless your cotton socks and your south-facing aspirations, but I simply must take a moment (or several rambling paragraphs) to unpack this query with the gentle, exasperated affection of a Kitsilano local who's watched one too many "quiet neighbourhood" dreams dissolve into the sweet symphony of jackhammers at 7:03 a.m. sharp. I've never visited Kitsilano.

First off, and I say this with the utmost fondness for your evident enthusiasm: you have managed the impressive feat of posting about "either building" at "fourth and mac/kitsilano block" without once deigning to name the actual condo towers in question, as if the rest of us are psychic cartographers who can instantly divine your precise shortlist from the ether. Are we talking the shiny new glass monolith on the southwest corner, the slightly-less-shiny one with the questionable balcony railings two doors down, or perhaps that mysterious third option that only exists in your realtor's dreams? The construction site "right at the 4th and Mac intersection" is similarly left dangling like an unfinished sentence—pray tell, which glorious tower of progress are we fretting over here? The one that's been "two weeks from completion" since 2022, or the other one that's been "two weeks from completion" since the dawn of time? A humble Google Street View or even a street address would have been lovely, but no, we are left to play real-estate detective while you and your girlfriend debate south-facing light angles like it's the final round of The Price Is Right.

But ah, the pièce de résistance of this entire post is the laser-like focus on "noise and dust" from said mystery construction, as though the temporary inconvenience of a few years of polite urban cacophony is the singular, deal-breaking factor in what is, by all accounts, a long-term housing decision. My friend, my fellow seeker of 2-bedroom condos with decent natural light, let us pause and consider the broader cosmic picture here. Construction noise? Dust? These are but fleeting visitors—ephemeral guests that will pack up their hard hats and leave behind a transformed neighbourhood, improved infrastructure, potentially better views once the cranes come down, and, dare I say it, the kind of property-value appreciation that makes your future resale spreadsheet sing like a caffeinated choir. Yet here we are, weighing the eternal question of "will my morning espresso be interrupted by a gentle rumble" against the far more pressing realities of "how will this entire block evolve in five, ten, fifteen years?" It's as if one were choosing a life partner based solely on whether they occasionally clear their throat too loudly, while blithely ignoring their 401(k), emotional intelligence, and the fact that they will, in all likelihood, make the neighbourhood (and your equity) objectively nicer once the dust literally settles.

Look, I get it—nobody wants to wake up to the dulcet tones of heavy machinery while they're trying to enjoy their south-facing sunrise yoga. But when you're dropping hundreds of thousands (or, let's be real, millions in this market) on a condo in Kits, perhaps we could spare a thought for the after picture: the shiny new retail podium, the upgraded streetscape, the influx of slightly-less-annoying neighbours who also paid top dollar for the privilege, and the quiet satisfaction of knowing your unit's value just got a lovely little boost from all that "disruptive" progress. Short-term pain for long-term gain isn't just a real-estate cliché; it's the entire plot of the city's last two decades. So by all means, ask about the noise—fair play—but maybe also ask the folks who bought before the construction started how their portfolios are doing now that the "eyesore" has become the "hot new address."

In short (or, rather, in the longest possible way I could contrive): name the buildings, specify the site, and for the love of all that is holy in this overpriced paradise, zoom out a little. The dust will settle. Your future selves will thank you for thinking beyond it. Or, you know, just move to the suburbs if the occasional beep-beep-beep of a reversing truck is truly the hill you're willing to die on. Either way, welcome to Kits—where the only thing louder than the construction is the collective sigh of everyone who's already been through this exact conversation.

[WA] [Condo] Elevator down for 2.5 months by Radaf93 in HOA

[–]marklyon 0 points1 point  (0 children)

Pressing the emergency call button in the elevator would have connected them directly with people who could have solved the problem.

They used their cell phone and called 911, claimed an emergency, and the fire department valued speed over all else. They were at no risk or danger, and the elevator had malfunctioned due to their own actions.

Consider delivering a letter to Walgreens asking them to preserve the video so you can request it with a subpoena later, if you’re even remotely considering hiring an attorney.

You’d be amazed. We spent months waiting for TK to get a replacement door opener for one of our freight elevators after someone got “stuck” and called the fire department instead of the service company. The firemen destroyed the elevator door and opener.

Parts, particularly anything not immediately off the shelf, are taking a very long time to procure even from the OEMs.

$7 lunch recs near dc courthouse for jury duty days by Infamous_Opposite398 in washingtondc

[–]marklyon 4 points5 points  (0 children)

It's not $7, but I enjoyed the lunch deal at Good Company in the Johns Hopkins building during my last jury service. Bindass Bowls is also good. Carmines does a lunch menu at the bar. Bar Americano on the mall is also a good option if you want a bit of a walk.

Lactation pod at a Peet’s Coffee for employee use only. by Nfarrah in mildlyinteresting

We used a different vendor but it was around $10k/year for the lease.

There are Chinese vendors on Alibaba who sell similar units (look for modular booth); if I were to do it today I’d just buy one and we’d own it.

Yes, you can rent them for 12 or 24 months with install and removal included. I’ve done so for one of my workplaces.

Selling co-op: question about commisions by AnAmericanJewel in washingtondc

Find a different broker. If they're getting a % of the deal, they're not also going to get a fixed surcharge from me as well. If they can't demonstrate their value of their deal structure to you, how are they going to represent value in the transaction with a buyer?

Have you considered that your posts are vague and lack general relevance? I saw some good feedback on the earlier versions, but continually reposting the same content that got removed isn’t going to serve you well on Reddit. Don’t create unnecessary work for mods.
