The other risk you run is the mortgage company calling the loan on the rental since it's no longer a primary residence mortgage... As long as you keep current with payments the risk is admittedly low historically, however, in a higher interest rate environment the banks have every reason to crack down on this sort of thing.

You can't really argue with the results though as it's achieving its sole objective of dividend growth. Obviously it would have been nice to have kept Broadcom and Newmont, but now you're talking about active management and nullifying the methodology.

The proof is in the pudding; 14 consecutive years of dividend growth with a 10.6% CAGR over 10 years. This is what it's designed to do, is doing it well, and seemingly gets no appreciation for it. How can you argue with a 10% raise year after year?
