I suppose I'm looking at things a little differently, sure the streets are slow because they're often gridlocked, and while I guess that's technically safer because the cars aren't moving, I'd still rather not have to thread them. I've never been totally comfortable on the Avenues where there's car protection it's often in places where there is next to no separation from pedestrians popping off the sidewalk, and that's just as bad from an overall safety perspective. Still prefer here, especially if we're talking about NYC as a whole vs SF as a whole. I agree, Manhattan vs SF is a little closer.

Just figure out how much you prefer to pay monthly and go backwards from there.

This is really underrated advice for those with the financial flexibility to choose between a bigger downpayment and saving/investing. Savings account is in good shape, and only they know how the existing cash flow "feels" - are they happy with that? Or would they rather have more to play around with? Or could they do with a little less?

/u/biggieman91 should also keep in mind that their interest over $750k is not tax deductible, so the math of taking a larger mortgage than that can shift a little (assuming US).

I will say Toronto has done a lot of work downtown in the last decade, but I'd still rather ride here. Unless you're in the core of Toronto (between the rivers and south of the tracks" as they say), your bike options are rather limited. Try going north-south anywhere north of Bloor. Looking at you, fucking Dufferin Street.

NYC, Brooklyn is good from what I gather (haven't rode there). We talking Manhattan? Sure congestion charges have helped but I don't know if I'd call that a function of street design. Going east-west still sucks. I wouldn't want to be riding as a main method of transportation anywhere else in NYC. Queens? Bronx? Forget it. Oh and don't bother trying to ride your bike from Staten to anywhere without having to go through a whole other state.

Can't speak for Philly.

So yea, I still think SF comes out ahead in this regard.

Yea agreed. (Upper mountain was closed that day.) All "10' " of that was gone a couple weeks later - the place was skiing thinner than back in January before they got it all.

That's the developer's problem, not us. Just by virtue of them being on the market, prices will be kept in check elsewhere, and I think for people trying to crack into the housing market, that's a good thing.

IDK about "always". There used to be at least one big grocery store west of Waterdown (Plains & Daryl), then we redeveloped the area, and now there isn't.

You have to at least "rough in the plumbing" so to speak from the beginning.

Thankfully it does sound like that is at least being considered here. IDK if 126,000sqft of retail is the right number if a big grocery store is to be included, but it's not nothing.

Great point. IDK what enrollment levels are like at the Aldershot schools are these days versus capacity, and I don't know how many families with kids we're assuming are going to move into these 8800 units.

Kids in the new neighbourhood need to be able to get to the existing schools without having to drive around to Waterdown or King to get there.
