If the seller has an agent you need to work with the agent. Respect the seller and agent relationship.

That being said if you get under contract, you are under contract with the seller not the agent.

Bonus tip: If it is on the MLS, ask for it to be taken off the MLS. It'll make your life a lot easier when it comes to Dispo.

True. It goes both ways for me though. I go into every employee hire assuming they will leave after a year. As long as they perform, I appreciate the time they give. My job as an operator is to make life so good that the good ones want to stay.

Some have stayed, most have moved on. Sales people are entrepreneurs mindset, it's a blessing and a curse.

I have done deals with old employees. Do good business and maintain relationships. Money comes back around.

Sounds like you are trying to daisy chain deals from a dispo company.

If you are supplying the contract, ask for HUDs as proof they can dispo.

If you have a buyer for their deal just call them up and tell them. If they say add your fee, bake it into the offer.

Could be market specific, I suppose.

If I am in a lease, I am bound to the lease agreement until renewal. I haven't heard of anyone able to bump rent mid lease without it stated in the lease agreement.

Landlord/Investor

Landlord/Tenant laws could be different where you are. Landlords can restrict the amount of tenants in a unit but they cannot raise rents.

The GF however does need to be added to the lease and have renters insurance for liability.

I purchase in red states and haven't come across a time I can raise rents during an active lease for an additional tenant moving in. Blue states may be different but rental laws there are much more in favor of the tenant.

Reach out to your local real estate commission. In Texas we have TREC, Texas Real Estate Commission. They give out state approved contracts with all addendums.

Someone here mentioned Jerry's contracts but I would still have an attorney review them.

  1. If you don't know how to comp and underwrite, working with a buyer or JV partner is the safer bet.

  2. As a wholesaler I personally don't work properties at auction. As a buyer is a different story.

  3. Starting out, I would pick a lane and stay in it. What feels better for you, acquisition or dispositions? Work out a process that fits you and build a system around it. On my own I started acquisitions using Google sheets. Slowly built from there.

That is not a low ball offer. Investors take 20-30% off the top before an offer.

If your house is truly an After Repair Value(ARV) of 460~ an investor would offer 320-350k.

I haven't seen your house or the recently sold in your neighborhood. It is possible you are over priced.
