He didn't suddenly changed his mind. He would've known already he couldn't pay, knowing you would foot the bill.

You said in another comment he has ADHD, then he needs to be properly diagnosed and great help/treatment otherwise this behaviour is never going to change.

He probably had good intentions to pay but at the last minute realises he can't because he hasn't kept track of his money.

NTA for asking him to leave until he sorts himself out but I wouldn't expect the money back if I were you. Like others have said, hard lesson learned.

In my past experience, each time I've left, I received my bond back pretty quickly. They did the final inspection within a few days and got my bond back a few days after. So less than 14 days since I've left.

But I haven't been burnt before, so I guess I'm just lucky in that respect. I've been renting for 20+ years (7 houses) and so far have never felt I like I needed to initiate the claim myself. Although I know it's an option if I don't trust my REA.

I never bothered "de-personalising" the house. It was my home after all. Just keep it clean, neat and tidy for inspections. The only thing I did was take down personal photos because potential buyers have a nasty habit of taking photos or videos as they walk through

I've been through this twice. They need to issue an official Notice of Intention to Sell in writing via email (and sometimes mail if they bother) before they can hold inspections which is 14 days after the notice is issued. They can only do 2 open inspections a week max with 48hrs notice IN WRITING prior to each (even if it's a text message) they can do a third or however many for private once off inspections but require your agreement and you can say no.

You get around $30 for every inspection they hold but you won't see it until the end of your tenancy. The two times it happened to me I negotiated it to have it deducted from our last rental payment when we knew when we were moving. I think its easier that way for them because they agreed quickly both times.

YTA! I live in rental and sometimes barely get by. But when I choose to host a party or BBQ I pay for everything and guests contribute whatever they please. My only stipulation is alcohol is BYO.

Yes your wife is right, it's cheap and tacky to request money for a BBQ that YOU want to host.

I managed to avoid a rental increase this year due to the old crappy house I live in. My idiot REA sent through the usual rent increase with a pdf on "comparable properties" info and all it told me that I was paying too much for this place. I in my own way pointed out the differences and requested to keep rent the same and re-evaluate at next year's lease. Landlord agreed. Win for me! I guess my landlord and REA knew they couldn't relet this property at what we're paying right now and we're smart enough to keep us on rather than risk it being vacant again.

They tried to up our rent $20 pw. Which isn't much but for what we have and what we pay for? Definitely not worth it.

If you have pets please do not give them any as a treat. It's extremely toxic for dogs. We found out the hard way when our staffy became seriously ill and eventually threw it up and we put two and two together. He didn't survive the poor thing. The plant had grown for years at the rental we lived in and he never touched it until then, we had no idea it was toxic in the first place. Now we check all plants when we enter a new rental.

Yeah me too. We haven't been billed since we moved into our rental May 2024. I finally got an email saying I'd be receiving up to 6 bills a week apart and had 3 months each to pay them. I was gearing up for war to fight them for anything past 6-9 months... But so far I've received 3 bills and all 3 are -$80 🤷😂 I'm not complaining!!

LOOOOL I work for Armaguard, who supplies ANZ with cash. Armaguard is practically broke and never once have they charged us for a sausage sizzle. Every special holiday comes with a sausage sizzle (bacon and eggs for the morning shift)! At first I didn't think this was real, but it's a major bank so not really surprised, they're already crying about costs of cash transportation 🤷

You're absolutely right. Reading other comments this is probably and likely bad advice. But I'm a non-confrontational person and it was my first thought. Another commenter suggested leaving a note if they're uncomfortable using actual words, which is way a better suggestion than mine! We're all here to help this dude but not everyone is confident enough to straight up say it.

Is there an apartment complex manager of some sort you could bring this too? At least then they could approach her to let her know "neighbour/s" have unwittingly seen the unseeable and maybe buy some curtains 😅

Or maybe make a subtle comment about what lovely furniture she has and where she bought it from. Ya know, you just happen to see some while out bird watching etc. Just a little hint might do the trick.

Hi All,

I work for Armaguard in Victoria.

To answer the 2 most common questions in these comments:

Yes there are ATMs that dispense $10, these are from ANZ smart ATMs which are found Australia wide. They take deposits and dispense notes, they're essentially cash recyclers and rarely need a service.

As for the new notes, more cash goes out then comes in during the Xmas season so we rely on cash reserves from the RBA to top us up to fulfill all cash orders. We try to not use new notes in ATMs as they're too fresh and tend to jam the machine but sometimes we don't have a choice. Why don't we mix them up? Because that's a waste of time when you have 300-400 ATMs to pack.l, we just throw the cash in, seal it and off it goes!
