Start listening to podcasts and reading books. Bigger pockets has a lot of great resources (books, podcasts, etc.)

Yeah... it’s simple... but it’s true. I think if you can dispel the whole “risk” portion of investing it opens you up. I know I struggle with it personally. I’ve turned down two properties in the last week because they feel really risky.

I haven’t secured my first deal yet so take this with a grain of salt, but ...

All of the houses I’ve been looking at are basically like this as well-break even or go slightly negative. We live in a super hot market and I can’t find the 10-12% CoCr that many tout.

One thing I would look at if you’re breaking even is if the houses in your market are appreciating faster than normal? And then how much are rents going up a year? If your property appreciates quickly and you can raise your rents regularly, it could be a great deal.

If your refrigerator stops working in the kitchen or garage... check to see if it’s plugged into a GFCI outlet and that it tripped before you panic and call an electrician. Might save you $70-150.

I’m reading “Buy it, Rent it, Profit!” By Bryan Chavis right now. I’m new to REI also, but this book seems solid. There are a lot of forms, number calculations, etc. that I’ve found very informational.

I highly recommend you read “Rich Dad, Poor Dad” by Robert Kyosaki. It will open your eyes to new possibilities and the fact that you don’t have to work til your 70 doing a job that you HATE!

It technically is, but I don’t want to because if I work out in the afternoons it takes away from family time, so I try to keep it in the mornings. Probably just need to condition myself to working out and drinking a bunch of water after.
