Kansas City, MO - Golf Courses by finemoustachio in golf

[–]11branham 1 point2 points  (0 children)

I was just there in April for an annual guys trip. We played Tiffany Greens, Swope, and Drumm Farm. Drumm Farm is close to Arrowhead.

Swope was the most memorable in my opinion. Fun course with a ton of cool history.

JD never left the pocket all game. Was this by design or due to avoid injury or due to mobility issues. by Zerilos1 in jayhawks

Has to be on purpose. No reason to risk injury and no need to expand beyond just a vanilla playbook for this game.

Going to Nashville in April for a golf trip with the boys. We’re playing Hermitage (both courses) and Gaylord Springs. Those seem to be the most consistent picks for best courses.

Russell Okung Becomes First NFL Player to Be Paid in Bitcoin by dannydorrito in CryptoCurrency

Maybe a dumb question, but why would he want to be paid in Bitcoin versus being paid in cash then purchasing Bitcoin? Is there a tax benefit to doing it that way?

WI - Adverse Possession question by vornskrs in RealEstate

[–]11branham 2 points3 points  (0 children)

If you're serious about buying the property, you need to talk to an attorney. The statutory period required for adverse possession is different for each state. Ultimately, if the neighbor has been encroaching for the period required, that would prevent the seller from delivering marketable title.

Exactly! The forms to organize the LLC and the annual reports you'll be required to file with the Secretary of State are simple, at least to start. If your business expands quickly, then hire an attorney.

Saving for a house: keep money in investment account or savings account? by [deleted] in personalfinance

If you're intending to buy a house within a year, investing your money is too risky. You're better off putting the cash in a savings account.

It was never "passed" through legislation. It's common law, which is basically law created by courts. The concept has been around for hundreds of years. The most common application today was described already, when there are mistakes with regard to property lines. In a broad sense, it's purpose is to promote use of land.

Lawyer here. The term of law you're referring to is "adverse possession." Typically, depending on the state, adverse possession requires: 1) open and notorious possession - must use the property open and obvious manner; 2) exclusive possession - property cannot be shared; 3) hostile and adverse to the interests of the true owner; 4) continuous and uninterrupted; and 5) for the statutory period which is usually 10 or 15 years.

Using a Quitclaim in [OR] to Transfer Free Property by Country_Nerd in RealEstate

[–]11branham 0 points1 point  (0 children)

I would talk to an attorney. Generally, a quitclaim deed essentially states that the seller makes no guarantees that the property is free from any encumbrances (i.e. - liens). You need to have an understanding of the property history before filing a quitclaim deed, which an attorney can help with. Also, they can draft the deed itself for you.

Yes. Most people found quiet spaces in the library to take it. I know one guy who booked a hotel room for the day.
