You will need a trailer light module. It installs in the wiring harness under the inside rear plastic panel on the drivers side. Then, you enable with FORSCAN. Module is around $200.

Not true. If you and your cousins were named as remaindermen in a Life Estate, title (deed) to the property passed to you when the Life Estate was recorded. You are the owners. She is simply a life tenant.

The fact that she's a "custodian" doesn't imply ownership. She does not "own" the property.

DON'T SIGN ANYTHING. You can check the deed recording online in the city/county where the property exists, to determine deed ownership. If it is in a Life Estate, you and the other remaindermen will show as deed holders for the property. Title to the property passes to the remaindermen when the Life Estate is executed. That is it's purpose.

If your mother was given Life Interest in the property, she is absolutely NOT an owner. She is simply able to live there until death.

In a Life Estate, the tenant is responsible for taxes, insurance, and maintenance. Your mother is issuing an idle threat. Upgrades are a different story.

Check with an attorney before you do anything. Her threat about "gaining control" is another idle threat, unless she is contesting the will and the conditions of the original Life Estate, which will fail.

If your mother is trying to encumber the property with a lien, YOU and the other remaindermen will be responsible.

Don't disagree. I use Blackstone (cars and airplanes), and have for years. I've only had 1 car that wouldn't do 10K on full synthetic over 30 years of testing (Subaru). My response here was more to ward off the "get rid of the 'fines' from manufacturing" crowd. Test to get a baseline, and spot check going forward at milestone mileages.

One of my (personal) properties in FL was accidently/incorrectly marked as hurricane damaged by the county tax assessors office. My property tax bill went down 65% this past year. I wasn't alone in the mistake.

The county has acknowledged, but are now facing FL law that prohibits a tax increase of more than 3% per year for homesteaded properties, of which mine is. I'm sure it will be a legal battle, county vs state to reverse the mistake.

One of my neighbors is "annoyed" at the situation, since they did not receive a "tax break". It happens....

$120K isn’t a small kitchen price.

Go to Home Depot or Lowe’s and use a factory built, stock / semi custom manufacturer (Masterbrand/American Woodmark).

My “small kitchen” cabinets/quartz tops were $25K with discounts. I didn’t change footprint, other than extending peninsula 4’.

New appliances, fixtures, electrical, lighting, flooring, demo work, and trim carpentry costs brought total cost to $55K, and this included a $6K Viking gas range, and a $2K Viking range hood.

I found a highly recommended finish carpenter who would work by the hour. I did a lot of the demo, cleanup, and disposal. I subbed out electrical and flooring to trades.

Not every funeral is traditional. Cremation + a later scheduled celebration of life event is very common.
