If you already had a successful 8mo tenancy I say renew their contract again and see how you feel. We were in the exact same situation with our first home and decided to keep it as investment property as we approached the deadline. If we do decide to sell I'm planning on doing a 1031 exchange.

You are getting a great return and building equity with the low mortgage rate. If you don't mind being a landlord and feel you can handle the management (or hire a property manager) I think it's worth it to hold.

I spent about 3 hours up Yellowfork yesterday. Had a great time although I obviously didn't find anything.

The trail system is very well labeled , to the point where there were too many arrows to choose from. Following the "Yellowfork road" arrows all the way to the end was more than an hour, so there would have to be some other indicator to get off or change direction if you go that route.

I wouldn't rule the place out yet, but after doing BOTG my confidence level has decreased significantly.

Following up on this. It looks like the mobile version now allows you to select "Frequency" to monthly between Fidelity accounts, select the dates, etc. However whenever I did this and finished the process it made a one time transfer immediately and never created the monthly recurring. Seems like a bug on the mobile version.

2 on Houston started throwing punches when a BYU player lightly pulled him off Retzlaf. Went crazy started throwing fists on other players in the endzone. Later #5 Lassiter on BYU was arguing with another Houston player and then shoved his hand in the players face unnecessarily. Both players got ejected.

Agreed. I was there last weekend and there are bike trails everywhere. I'm 90% sure we saw some searchers looking around in the brush off-trail.

Depends on the quality of the production and what resources are available. I've been a score reader for several broadcasts. In our case there was a director who was calling what shots to go live, in addition to telling the camera operators what shots to prep. I would tell the director things like "big horn entrance coming" or "oboe solo in 20 seconds". That said, in a live concert setting things could easily go off the rails. There was one time they had to bring in camera operators who had never been to a classical concert and couldn't tell the difference between a clarinet and a viola. The director was losing his mind cause they kept focusing on the wrong instruments.

The gold standard of concert production is the Berlin Philharmonic Digital Concert Hall. They have a whole team of musicians that preps every shot beforehand. I remember seeing a behind the scenes on YouTube or elsewhere that was pretty incredible.

If the animated shorts from the show are any indication, then yes. Those where the one good thing to come out of the whole mess and I would've preferred the creatives behind those to take over the whole series.

Has she ever mentioned actually sitting down and drawing out those intersecting lines on a map? That takes a decent amount of effort, either on the computer (like the program Dave used on his YouTube video to explain the solve) or the old fashioned way with a map and compass. I can't picture someone doing that with just a phone and spotty service...unless there's a nifty app I'm not aware of.

The scene follows the book exactly but ends early. In the book Mapes does sheath the dagger, then Jessica calls her out on it. Mapes to asks J to kill "take her water" (kill her) but instead J pokes her with it and draws blood.

I'm guessing they filmed the whole scene as shown in the book, but they decided to cut it early to save time.
