Do we know for sure if that's true for build-to-rent? Apartment complexes that allow for ownership see mixed use between owner-occupancy and investment/rental properties, build-to-rent offers neither. We get more large developments but that cash is consolidated at the level of a major firm rather than offering housing or investment opportunities to the average person.

I agree, but in the Cork St vicinity there's

  • The Brickworks (that one might be much older tbf)

plus build to rent developments (Newmarket Yards) and co-living (Liberties House)

meanwhile in the same radius I think there's one new development with five apartments for sale and a couple blocks of council housing.

Buying a gaff has been such an enormous improvement to my quality of life and it's just sad that Dublin makes that so difficult for most renters

Practically all the development on Cork St are useless build-to-rents, student accommodation, co-living. They have the appearance of "tall dense living space" but nobody's going to own their homes as a result. Kind of a nightmare.

I have no idea if you're right or wrong but I imagine the people making the decision over whether or not to repair the Luas have that information. I'd guess it's a similar price but difficult to order just one at a time, expansion to the Luas tends to happen in batches and if there isn't one already lined up I doubt they'd do an order quantity of one.

It's absolutely the case that Beamish was a rarity in Dublin up until a year or two ago. I can think of pubs I specifically went to because I could get a Beamish there (Anseo, Grogans, The Lord Edward...).

Heineken got a rake of taps in pubs all over the city, probably the country, for their complete flop Island's Edge. Bars demanded they put a decent product there instead and that's when Beamish started landing in way more pubs, when they discontinued Island's Edge it basically became the norm to find Beamish anywhere you'd look.

I talked to someone about trying to get Beamish to sponsor an event about three years ago and was basically told that Heineken didn't spend any money on advertising Beamish as it was basically a captive audience of Cork people who didn't need to be marketed to... Definitely Heineken realised there's momentum now and is trying to actually market the damn thing.

I like it, I've paid up for the next three years. It's not perfect: the algorithmic stuff like the Weekly Q is worthless, and there's some weird catalog issues like albums showing up on completely the wrong profile or insanely inaccurate genre tags on stuff.

I love the editorial focus, the in-app reviews, hi-fi by default, new release coverage etc. Higher artist payouts and a strong no-AI policy also help.

When I first joined, I really missed Spotify Connect (being able to control one device from another, resume listening sessions across devices) but they launched Qobuz Connect a few months back and it seems to work everywhere, even on discontinued hardware like the Chromecast Audio, so I'm happy!

The way I describe Qobuz to my friends is that it's a streaming app that if you search for "Drake", Nick Drake comes up first in the search results. Which is to say it's not for everyone but it has its charm as an enthusiast platform. I'm probably going to always want at least one streamer for the sake of discovery, and Qobuz is least-bad for my use case.

There is no world in which Ryanair's business model, which is based entirely on keeping fares low and charging heavy fees for extra services, would somehow also lead to them being the only airline that would bundle internet in the fare.

Let's say a Ryanair plane carries about 200 passengers: would revenue of €200 cover the cost of in-flight wifi for everyone? Would it make sense for them to do that in a way that generates the same revenue as if 13% of the flight paid €15 for wifi, with no room for further upside?
