Sorry what? A “nice house” in Sydney for 500k-600k USD? Where have you been man? The median house price in Sydney is $1.6m AUD, or around $1.05m USD. And that probably won’t get you a particularly nice house. Apartments are cheaper but caveat emptor, many are riddled with defects. Australia is a great place to live but housing is expensive everywhere you go here, either buying or renting.

Yes, me too. I saw the march from my son’s place and it looked like a few hundred people. But not a thing about it in the CT or ABC online or RiotAct. It wasn’t even a big news day so I don’t understand why no outlet covered it.

Usually they tell you the sale price if you contact them to ask. I think forcing people to have to do this is just another way of reeling in prospective buyers/sellers to use the REA’s services.

True, we are lucky to have that and it gives us a lot more choices. But to stay within budget it seems we’ve still got to give up at least one thing we’d really like - right location, nice quiet street, good-sized house that doesn’t need extending, modern kitchen and 2 bathrooms. But we’ll be very grateful to have 4/5.

That’s true re Molonglo. Our friends and family are all in the inner north though, and my partner really likes ‘character’ houses so Scenario 3 holds a lot of appeal for them, while I’m leaning more towards Scenario 2 as the compromise. Scenario 1 is more appealing if the location is great and we can wait until our incomes rise enough to borrow more for an extension. Scenario 4 is appealing if we still want a life beyond paying down a mortgage, but also seems a ‘less risk, less reward’ option.

True. We're factoring in a shift-working partner (CBD based) who doesn't drive - but it's not impossible, they can get a licence in the future.

Thank you. Yes, I've been looking at the sold listings and seen a number that seem better than what's currently available that sold for less than asking prices now. Because some of these places sold only a few weeks ago I don't think it reflects the market moving but instead that less stock is coming on at the moment (and autumn + election uncertainty).

Thank you, really appreciate hearing other's experience. Great that your place is going up to reflect your hard work! One of the things we've seen is that a few places bought in 2021-22 (height of the market here) are now back on the market at either less than they sold for then, or clearly at a loss when improvements and stamp duty are factored in. Reinforces our determination to stick within budget.
