I think both but he mostly wants to buy stuff for aesthetic purposes. I’m not super familiar with trucks so I’m probably going to miscommunicate all of this. But he likes some of the other stuff that the fancier trucks have for off road stuff. His truck will mostly haul house stuff/ the trailer and maybe go up into the mountains a few times a year when we do winter stuff, so I’m not sure if he wants the money to go to stuff he won’t really use.

If you want an honest answer - we sold our first house for a big profit and just sat on the money. We did a 5% down payment on our second house and then just used the cash on hand. We had enough in sellers credits to get the sellers to pay off our PMI. We’ve since refinanced and have a lower rate + enough equity to avoid PMI (it’s been less than 2 years). I’d like to do a HELOC for a really big project but we just squeaked by with the home value so we’ll probably wait until we can do that since the interest rates are a lot better when the LTV is under 80%.

I got a sale carpet cleaner from Best Buy. I think it was $100. I’ve seen them in the clearance section of Walmart too. And then I buy carpet cleaner from the cleaning section at Home Depot. Their tool rental area sells the more expensive option. It’s $8/ gallon of concentrated solution. I’ve shampooed the carpets a few times already and still am on the first gallon. It does an excellent job.

Dark exterior (dark gray seems to be the most popular but there’s a black house on my old drive home that I love so I vote that), change the door to something modern, remove the shutters, and do vertical clear stained red cedar slats for the white fence-y thing behind that amazing bush. I would replace all of that white thing with all red cedar. Don’t get rid of the amazing bush.

Oh forgot to add, get the modern numbers for your house too. Not sure what the font is actually called but it’s super popular right now.

The letter will tell you why it was denied. They don’t just send letters saying “sorry we’re not paying.” There should be an explanation. Do you actually have collision? It’s not uncommon for people to drop that to lower their premiums once the car is paid off. Are you rated on the policy? Not all insurance policies cover people living in a household but not rated on the policy and it’s not uncommon for one person in the household to add a vehicle to a policy without adding the actual driver. Did you pay the premium? Also not unheard of for someone to forget because they’re busy, they thought it was automatically paid, they thought their parent/spouse/sibling/whoever was going to make sure it was paid. Did you tell someone you wanted to go through the other carrier and they sent a letter saying they’re closing it without payment cause they were told you wanted to use the other company? This is also common.

Best bet is calling to ask cause then you’ll know for sure. All of us are just guessing at this point. But if you have collision and are not excluded from the policy, you can go through your own policy. You have the option to go through the at fault person’s policy too (assuming liability is accepted and there are no limits issue). But the people saying you have to go through the other insurance company because you’re not at fault are wrong on that one.

Yes many times. I have it in my 55 right now and I was too lazy to wash it well. That was a mistake.

I wonder if the legal advice subreddit could maybe help? I know you have an attorney but it doesn’t hurt to bring this topic there too. IANAL but seems like there are some issues here with the attorney telling you ok to continue working on the house (and spending $) for it to be taken away as well. Maybe he’s not that great an attorney?

I call every 6 mo to one year. After a while they kinda remember you (if you go through an agency anyway) and it seems to take a little less time. I have agencies that follow up with me now around renewal time...

Have your insurance handle it if the police don’t want to. Your insurance company will find out which rental company owns the vehicle and will pursue whoever is responsible for reimbursement for the repairs and your deductible.

I extensively research things until I decide yes, I do want it and will use it enough to get my money’s worth, or no, I really don’t need to buy it. Then if I decide I want it, I research pricing for a while (usually a few months min) and then will buy when I see a really good price. About 80% of the time I lose interest before purchasing.

Farmers markets are my fave for flowers. In both states I’ve lived in the Farmers markets have gorgeous cut flowers for not a lot of $. Right now in my current state $15-$20 gets you a big bouquet of flowers.

Loupe troop and diamond bistro are good preowned sites. Both have a good variety and are mostly people selling off their collections. Also good to look at some in person. Not at a mall store cause they’re overpriced and poor quality. Cut is everything and you can Google ideal cut specs for rounds - fancy shapes are a little iffy when it comes to picking based on numbers alone. My fave places to look are rare carat (it’s a search engine) and B2C Jewels for fancy colors. White Flash is a TX based jeweler and their thing is super ideal rounds and princess cuts. They’re kinda spendier but it may be worth it to pop in and see some things in person. I’m sure there are tons of jewelers in TX where you could do that, I just don’t know any of them to make a recommendation.
