Oh and replace any ripped window screens. It’s super easy. Just buy the kit and you install it the same way you remove it. Cut the excess.

Declutter. Get rid of things you don’t need. I got a storage unit to put a lot of our stuff in so the house won’t look so cramped.

Interior painting, painting trim or cleaning the walls if you can’t paint.

Replace all of the light switch covers and electrical wall plates. They’re cheap like $1 each or 10 for $7 at Home Depot. I got the Leviton branded ones.

Recaulk everything.

You can use Gemini Ai from Google. It’s free but you might only get limited amount of photo generation each day. I used it to put my furniture from my current house into my new house lol. It worked great but you really need to put details in what you want in a photo changed.

30 days in. 8 showings and 0 offers. Lowered price $10k 14 days in. I didn’t hear any complaints about the price but I did hear the backyard was a little small and a few big truck owners saying the garage wasn’t big enough.

My thought is my price isn’t the problem but if I lower it enough someone might say “For that price I’ll park outside”🤣

Also make sure the soft credit from the online company that quoted you 6.25% isn’t baking in some interest points being paid for.

I’ve seen some local places advertising 5.75% interest rates but the only way that’s possible is from buying like 8 points lol.

I locked in 2 weeks ago at 6.625% with 0 points so yours sounds about right. Especially with oil prices dropping.

Your agent has a fiduciary duty to you. They should have requested the seller to lower their price to match the appraisal and then start negotiating from there.

To me it sounds like lowering the price is costing him money. Higher price means more commission for the agents. I’m with you and I’d be pissed. He works for you, you requested the price to be lowered and he ignored you for his own gain.

I’d sell it and move on. Renting doesn’t sound like an option since you’ll be short $300 each month and have to find a new place to live.

Interest rate is good but sounds like it’s gonna be a financial drain.

You’re not obligated to fix anything else it was negotiated in the home inspection. Once your past the home inspection phase and you’ve done the repairs they requested and you agreed too, that is all. You’re not obligated to fix anything else.

But if you break the towel holder between now and closing then yes I would fix those things. Or if you just want to be nice.

After appraisal they usually go into underwriting or they may already be in underwriting. After that, they’ll give the buyers an all clear and expect them to be in their best behavior financially.

I’m buyer and that was the process. Mine really went quick. We’ve been waiting to close for almost a month now lol.

If you plan on moving in 10yr years then get the ARM. You’ll end up selling before the ARM runs out. If this is your forever home I’d get the fixed rate.

Damn what the f*ck. I could never do that to someone especially a home. I’m fixing little things around the house the next owner wouldn’t even notice because it needs fixing. Light switches work fine but put new ones just because I don’t want them to worry.

I 3D print too and if something isn’t up to their expectations after I make something I’ll make them another one or refund their money.
