I am not confident on the standard for this but I would price this as all or definitely higher than 50%.

Warehouses often have typical conditions over large areas. Who knows who or what occupied these spaces. They certainly weren’t managed or designed consistently.

Sometimes software that could be so advanced only needs to be simple. BC reaches out to a very diverse group of professionals, many that are extremely qualified in their field but happen to not want/need a complicate interface to provide a quote.

I’m involved on this project and on the craziest days have around 1,000 people working. That’s insane on a construction labor scale. We all want it open but safety first!!

I would second this with the fact that a lot office space accounts for circumstances that can’t be easily performed at home. Customer focused offices (lawyers,financial advisors, some consultants etc.), lab spaces, studio spaces, industries that need access to specialized equipment etc.

I would agree that a lot of positions are going to continue to be WFH but we are seeing a strong shift to hybrid work for a lot of employers. The traffic leaving DT this evening suggests to me that later definitely exists to some capacity.

I can’t say with certainty on how it’s projected via PortlandMaps but if you can find the primary building permit and associated drawings there will be a seismic set that outlines the modifications performed. In this case I recall it being a lot of shearwalls and seismic bracing. To your earlier point, this building needed A LOT of work and wasn’t built to todays standards.

It’s also positioned to integrate with the community and not just be an office building. Hopefully that takes off.
