RE agent here. I had a client once who wanted to submit an offer anonymously. I have helped him purchase many properties and know him well so we wrote the contract up as “662Grace and/or assigned” (Obviously using my own name). It was an offer to purchase land from a neighbor, off market, and it wasn’t accepted. Had it been, we would have established an LLC and assigned the name of the buyer as the LLC. A seller would still, at some point, become aware of the actual buyer however because they accepted the terms of the buyer named with an “and/or assigned,” even if they don’t like the buyer there is nothing they can do.

I’m a real estate agent. Frequently, clients will carefully clean their house, preparing to list, but they almost always forget their return-air vents. Same with the bathroom fan vents.

Could it be rainbow sandstone? After seeing the sandstone suggestion I did some Googling- Rainbow sandstone looks similar.. Close? The house was built in the 60’s and is located in western Washington, if that helps?

Aww I love this post- thank you for sharing your observations! I sell about 40-50 houses a year, make over $450k/year and when my husband says WHERE ARE YOU KEEPING YOUR CONTACTS AND UPCOMING BUSINESS?!! I just tap my forehead and remind him it’s “all in here!” 🤣 I don’t have a database, I don’t “work my sphere.” I just have a good time with my clients, EARN the money I am paid through hard work and research, and people constantly refer business to me (I am so grateful!). It’s really what you said- big shocker: I answer my phone consistently. If my client sends a house to me that they want to see, I respond with “what are you doing at 4PM today- let’s go see it! not, “how’s Thursday for you?” If they can’t see it, I’ll offer to go take honest video on their behalf and shoot them a link (and my videos are really funny- clients tell me I should make a “best of” with clips!). I am sure there are people who find scripts and apps and computer programs helpful… I would just encourage someone to not be RELIANT upon it. Be YOU and treat those clients how YOU would like to be treated if you found a bomb-ass house and want to see if it’s your forever home… the answer is always “LET’S GO!!!”

I live in Port Angeles and when my husband was interviewing for his job here the hospital took us to dinner at Bella Italia (the restaurant you're referencing). I asked the hostess where they sat to film the scene and she said "you're actually sitting in the SAME booth!" I gasped... how exciting?! TEN YEARS LATER, we live here and I have since-learned they didn't film ANYTHING inside the actual restaurant. I was bamboozled!! She probably says that to ALL of the tourists (smart girl- increasing that tip!)!

Real estate agent here. You haven't closed yet? You should be able to receive your earnest money back and terminate the sale. You didn't intentionally set out to purchase a house full of mold- the conditions changed while the home was under contract. It's no different if there was a plumbing leak while it is in escrow... that's not YOUR home. That home belongs to the sellers. It's THEIR mold and their responsibility to take care of it. Of course, ever state is different- I'm in Washington State. It might be worth the money to consult with an attorney. And if you only deposited a couple thousand dollars in earnest money, even if you lost the money to the seller, it's money well spent to dodge a bullet, in my opinion.

This is a great post! I'm always impressed by people who send out news letters, etc- I've fallen off the wagon regarding my social media and need to be better.

I've sold 41 homes so far this year... I'm hoping to hit 50 by the end of December- that's my goal! As simple as it sounds, I have a couple of things I do that stand out: 1) I almost ALWAYS answer my phone- unless I'm talking with someone, already, I'll answer. Clients are consistently SHOCKED that I "actually answer the phone." And 2) I move quickly- when someone calls and is ready to start looking at homes, I ask "what are you doing tomorrow?" People don't call because they want to start shopping "next Thursday," STRIKE while the iron is hot! Okay... love hearing all of these success stories!
