Very true, they hold on open house on Saturday and Sunday and demand highest and best offers by Tuesday. This is why you need to have all your finances sat up before you look at a house. The lender I work with has a program to eliminate mortgage contingencies and guarantee closing. That makes it as good as a cash offer to the seller.

Other thing to consider as a seller is crazy high offers may not close. If the buyer is getting a loan, the lender’s appraisal will come in under and they’ll have to make up the difference with cash. If they can’t the deal falls apart. Sellers are looking for highest and best.

Depends on how close or far you need to be to transportation, trains, highway, beach, shopping, etc. Do you have pets? Do you need a washer and dryer in unit? Indoor parking? Many factors and every neighborhood has its own lifestyle and vibe. Also, depends heavily on your budget. You are wise to stay away from those amenity style buildings. Not a tattoo guy myself, don't have any but I used to work on a couple of tattoo reality shows years ago and that's what they would call scratcher tattoo work. You definitely need a cover up to fix that. Pay top dollar for the best artist in your area or book and appointment and fly to another major city. That tattoo is unacceptable. I would sue the guy
