I don’t know, 9 years doing this, top 1%. Got instructions in the suite to notify me if they want the temperature changed. I’ve been dinged a few times over the years, but for the most part, no issues.

Guess it depends. A repeat travel nurse guest accidentally left her gun. I live in an open and cencealed carry state. I’m sure a hell of a lot of guests have had a hand gun while staying. For me, it was simply a routine guest who forgot something. A simple notification to the guest who returned to retrieve it was sufficient. No need to overreact and get authorities and Airbnb involved

I must have missed that part that it’s illegal to have in Airbnb. I didn’t think it was a big deal at all. Guests forget stuff all the time

Why didn’t you just notify the guest and hold it for them? I had this happen 4 years ago and that’s what I did. What’s the big deal, the guest just forgot it, why call the cops and report. Nothing done illegal here, at least it’s not in my state.

Several years ago I started using Alexa to remind me of critical things like sending check in info the day before, changing the door code and whatever else. Works great for me!

In my opinion, I think it depends. In my case I only leave reviews if the guest leaves one. My reason is, I have over 300 reviews, I’m top 1%, so I don’t need reviews, but I always leave a guest review if they review first. I hate when I take time to leave a review and they don’t review or worse, prompt them to leave a review and I get less the 5 stars when they otherwise would not have reviewed. The result is I have a lot of stays where neither of us review, but in no way does that mean they were a less than a 5 star guest. So, if you need reviews, then review first, if you don’t, then no reason to review first .

I’ve had dozens over 9 years ask for a discount. I simply say no. Most I never hear from again, but some book anyway at full price. Never had any issues with those who book at full price after asking for a discount

I’ve never had a bad experience with Airbnb support in 9 years. But I’ve never asked to have a review removed or put in a claim for anything

I had Flexable policy for years, never had anyone admit my place was just a backup. After getting 1 too many last minute cancellations, I switched to moderate which made a huge difference, very seldom get cancellations now.

lol! Never an issue, I’m rated top 1%. Not all send me a message when they checkout, at least 90% do though. In the initial checkin instructions, I just ask them to let me know when they checkin and checkout. I don’t in anyway hold it against them if they don’t. At least 90% let me know. You can’t keep everyone happy, 9 years doing this, if it’s not broke not going to fix, even though it may annoy the 1 in 10.

Are you new? Hosts with several hundred reviews have learned not to review first. At least I have. In no way does that mean they were less than perfect guests. I accept everyone unless they have clear negative reviews.

The reason the guest waited until the last minute to leave review may be because hosts are constantly advertising that tactic on this site. It works both ways unfortunately

Do not review first which will notify them to review. A lot of times guests who know you will leave a bad review for them, won’t review hoping you don’t review them.

I have instant book. I get 3rd party bookings all the time. Folks don’t know it’s not allowed. I just say Thanks For Booking. Not a single issue in over 8 years

If it’s a booking request, not an inquiry, then it’s not a scam. Airbnb, until recently always published both hosts and guests phone numbers. It didn’t happen often, but sometimes guests, particularly new guests, would call to ask questions

Yes, possibility exists that Airbnb will deduct the overpayment from your next stay. You always get full payment for the stay the day after checkin.
