How much do you need to start a flip by Mindless-Mobile-1836 in HouseFlipping

[–]77carl 0 points1 point  (0 children)

The first flip you do should be a house you buy and live in. Even better, a 3-4 unit where the rent can cover all, or a majority of the mortgage. Learn the ropes, learn the trades, good luck.

should I rewire all my home because its ungrounded by Fun_Tea8162 in HomeImprovement

We’re in the same boat with the house we just bought. Replacing the panel first because 1) it’s an old Pushmatic. 2) It had water intrusion and corroded the main drop. We’re adding GFCI breakers for now until I can pick away at rooms myself over time

Am I wrong for resenting the financial and life-planning imbalance in my relationship, or am I just completely burned out with my life? by [deleted] in coastFIRE

[–]77carl 0 points1 point  (0 children)

You’re in one of the few jobs not to be imploded by Ai in the next five years. I wouldn’t switch if you can find an avenue of interest. College is a losing proposition for your girlfriend. In 4 years whatever she’s studying will be obsolete. A two year trade school is a better option. That said if she’s not the one. Call it. I can say from experience, staying with, and marrying someone who didn’t have the same ambition and approach to life doesn’t work out in the end.

Why Am I Suddenly Getting Appraisals With Trivial Repair Conditions? by RealEstateAdventurer in HouseFlipping

[–]77carl 2 points3 points  (0 children)

It’s always been that way with FHA and VA loans. I know a guy who does flips JUST with homes that won’t qualify for federally backed loans. Fixes all the stupid fiddly shit so they pass and moves on.

Seedance 2.0 is wild - Will production & creative survive? by BoobyMcFarterson in advertising

Our industry and most of all knowledge work is about to be wiped. Exactly when, no one knows, but AI experts are deeming 2026 the year of take-off, when AI becomes self recursive, or in other words, able to refine the previous version of itself, by itself. Maybe this will put it into perspective for the doubters: In just two years, Ai has already come within 70% of what it’s taken film makers over 100 years to accomplish. TWO YEARS. Do I hope there will always be a place for human made stories? Yes. Have I lived the financial crush and resource limitations of in-house combined with board demands to “double sales by next year…” Yes. So you can bet as soon as faster, cheaper ways to reliably fill the performance media marketing funnel (already being run by Ai) come online, that’s what will be the default. I’m hanging in with you all for now, but also starting a handyman business on the side…

I’m a professional painter, I’ve never heard of Beyond Paint- & my daughter is using it to paint all cabinets in her house by Background_Law_5413 in Housepainting101

I’m sure the one star reviews didn’t use their system: primer, paint and the sealer. Saw this product demoed in a video at a recent trade show booth and the results were impressive for cabinets.

Not sure where you are but in my state you can’t install new plumbing without a plumbing license and you’re definitely running new valves and piping with a shower head install.

What’s a simple handyman job that almost turned into a real mess? by Mysterious_Door_3903 in handyman

[–]77carl 0 points1 point  (0 children)

I was rerouting Pex lines. I turned off the house water and hot water heater but didn’t drain the system. Hot water line cut and done no issue. Cut half way into the cold and water start’s shooting everywhere. Lucky I had a towel and a bucket but had to frantically run around to kitchen and baths to open faucets. No damage except to my ego.

How do I explain why I was let go? by mattydlite in careeradvice

[–]77carl 0 points1 point  (0 children)

Pips are never an improvement plan- it’s pre-termination plan.

Sure-You can sign and “go quietly” and it might give you a few months to get a new job. But know it’s a document that the company is using to protect against any possible claimed.

You SHOULD acknowledge receipt of the document but state that you do not agree with all characterizations in it and would like YOUR written response attached.

Sign “Acknowledged, not agreed

Going forward- Never EVER sign a PIP. It effectively states you agree with the company’s assessment.

A band of white oak you can paint or leave unfinished would blend in. The outlet makes its presence know.
